Kobi Karp Releases Renderings Of 80-Story Tower At Former Lynx Site

Kobi Karp has released renderings for a three-tower project on the former Lynx site.



It isn’t clear who commissioned the new design. Developer Wharton Equity Partners updated their site with the renderings last week, and they also have been added to the website of a broker who has been marketing the land since last April.

The property is zoned for up to 3.2-million square feet, with the potential for a tower that is 80 stories.

Wharton is a partner in the District 36 project across from Midtown, which is well under construction.

Wharton Considering Building Mixed-Use Project On Former Lynx Site

Wharton Equity Partners is considering building a mixed-use project on a downtown property across from the Miami Tower, according to their website.

The developer recently updated their website to announce that they are currently evaluating various development options for the site. The project could include:

* 500,000 square foot office building

* 50,000 square feet of retail space

* 900 rental units.

Wharton acquired the 2.1 acre site in 2013. It is entitled for up to 3.2 million square feet, and a project called Lynx designed by Pei Partners and Chad Oppenheim was once proposed there.

Across from Midtown Miami, Wharton is a partner in a retail and apartment project called District 36 that is nearing completion.

A 500,000 Square foot office tower on that site with only 2.1 acres and being shared with 2 other towers could be a possible 800+ foot tower.
That podium is hideous.

On The Former Lynx Site, A Residential Project May Be In The Works

One of America’s biggest apartment developers may be planning to build on the former Lynx site.

Trammel Crow Residential is listed on an application submitted to the FAA late last month to build a 483-foot tower on the property. The company has developed over 250,000 units, according to their website.

Wharton Equity Partners is the owner of the land, and listed it for sale in 2015. The company’s website states that they are evaluating a mixed use project for the site with 500,000 square foot office, 50,000 square feet of retail, and 900 rental units.

The property is zoned for up to 80 stories and 3.2 million square feet.


Litigation over a previous loan on the property has been in the courts for years and involved some of the principals behind Miami Worldcenter.

Why it's good to be resilient and patient with dead or stalled parcels.

Granted a far cry from the original project ages ago for this parcel, but its better then nada.

Revealed: 45-Story Mixed-Use Tower At Lynx Site

Another mixed-use tower is being planned in downtown Miami.

Trammell Crow Residential has been working on approvals for a project at 16 Southeast 2nd Street, a document obtained by The Next Miami shows.

If approved, the tower would rise 43 stories, or 483 feet above ground. It appears to include mostly residential use, with ground floor retail.

The proposed building would occupy just the western portion of the lot next to the Third Street Metromover Station, taking up less than half of the Lynx site, another document shows. The remainder of the property (across from Miami Tower) would be free to be developed with a tower that could potentially be as tall as 1,049 feet, the maximum permitted by the FAA.

A surface parking lot has been operating on the site for decades. In the early 2000s, a mixed-use project called Lynx was proposed for the site, designed by Pei Partners and Chad Oppenheim.

Stantec is the architect for the new proposal.

DEVELOPER FILES PLAT FOR 3M SQUARE FOOT COMMERCIAL & OFFICE DEVELOPMENT IN DOWNTOWN MIAMI

A key Downtown Miami property could soon be getting a massive new project, according to documents filed last month.

The property is best known for the former Lynx project that was once proposed there, designed by architect Pei Partnership. A For Sale sign was placed at the site in December, and it was listed on a broker’s website in January.

According to newly filed plat documents, a project with 3,159,936 square feet of office and commercial space is proposed to be built on the site.

The plat is known as Wharton Burdines and has already been reviewed by a City of Miami Plat committee . It is scheduled to be reviewed by Miami-Dade County’s Plat committee at a meeting next week.

The property has intense zoning and a developer can potentially build Miami’s tallest building on it.
