Hey Zoomer, I searched my Flickr account and found that I took a photo of the old Budget Car Rental lot in 2009. It's always cool having before photos of new developments. I'm going to go down to Vista 18 on Sunday and see if I can retake this photo ...

Victoria, being as small as it is sure does punch well above it's weight (is that the saying??) and puts a lot of much larger Canadian cities/urban centres to shame. Great shot!! That telus building will be a great addition there too.

Victoria seems to be doing a lot of things right. I'm not sure why...good city council?; lots of $$$ coming into the area?; concientious developers? I'd love to know if locals agree that the evolution of Victoria is as it appears to outsiders like me.

Hey Scaper, did you get up to the top of Vista 18 to get your photo?

905er - yep, for a relatively small city Victoria offers a really good urban experience with tons surrounded by a great natural environment.

Arrdee - good question, as with any city there are pros and cons, and flip sides to the coin.

The city council appears to be widely loathed, yet the main group has been in power for a decade.. so? There are no business or even right of centre types on council, it ranges from communist (no for real) to idealist left-wing, to moderate left wing, to left of centre, with perhaps one who is slightly right of centre. One good thing that can be said for them is that they have approved a fair bit of development, although often putting developers through the wringer - 10 years and over a half a dozen different designs for one prominent proposal. They have done a good job of expanding the bike network, street calming, etc. They do a good job of expecting more from developers in terms of street presence for the most part (minimizing parkade entrances, etc.).

Developers know how to get approvals - don’t propose anything too tall or flashy to draw negative attention for being excessive (bad capitalism and rich people!), pay attention to how the building will connect to the street, the block and the neighbourhood. Most of the new builds are done by a relatively small number of developers from Victoria and Vancouver with long established proven track records, working with key local architects and those from Vancouver as well as Toronto and Winnipeg (5468796) in some cases.

Victoria developments are on small lots, most of the new condo/apartment construction the past couple decades on parking lots which have nearly been eliminated now. That 50 storey gold tower in Kelowna would never get approved in Victoria - for better or for worse. While quality of design is pretty good, the city likes to be cautious and play it safe. This has helped it avoid the excess of most architectural trends - thus is really doesn’t look much like Vancouver or many other Canadian cities. People here really care about beauty in their homes, buildings and gardens. It gives the city a refined look throughout, expressed in various ways regardless of wealth.

The city has always been one of the most expensive in Canada on all fronts. Because of the climate and natural surroundings people want to move here regardless, which has more cons than pros right now, including an increasing divide between rich and poor. Anyways, I could go down many tangents but I’m already boring myself, lol.

Victoria has a good attention to detail, it has quality tower projects for a city it’s size, has a decent historical frame to grow from, has a relatively well maintained street scape (IMO Quebec and B.C. are the best at this) and a great landscaping culture (of which the climate does help) So all these combine to make the urban realm we are there.

Hey Zoomer I drove by that lot today coming from a customer's house in James Bay. I'm sure that this photo couldn't have been taken from Vista 18 but I think it was from the roof of The Falls. I managed to get up on the roof of The Falls while it was under construction. I found a hard hat and had my camera and just walked into the site as though I was taking photos for the developer. hahaha. Funny. What ever works right. I will still see if I can get into Vista 18 to get some photos. Last time I tried that whole floor was shut down due to Covid. Should be back open though.

Regarding new developments in Victoria... it's hard to understand how some are rejected and some approved. There was an 18 story rental tower proposed beside View Towers a 19 story building built in the 70's and it was rejected yet Chard a block away got his 2 twenty story towers approved. Makes no sense. I'm hoping that the London Drugs site gets approved at 32 stories along with Chard's proposals for the old White Spot location. These will dictate how the city goes forward in the future.

gorgeous Montreal set!! Pot holes aside, possibly my favourite all round Canadian city perhaps .. I JUST LOVE it. thanks for sharing.. skyline is really bulking up

Hard to believe that's a city of around 400k. Yes, it lacks really tall towers, but such thick density gives the impression of a larger centre. It's what European urban density would look like in a post-industrial city.

Csbvan - I posted a bunch more skyline shots in the skyline thread. I agree with your points, and while I’ll like to see some taller towers - I hope the default isn’t to 30 + for most new in the next decade or two as the current look/feel is evolving nicely and making it stand out from other North American cities with still significant density.
