Large U.S. City Propers by 2021 Housing Price Change

Now with December 2021 data uploaded on Redfin, I decided to go back and plug in large cities to see how they fared in 2021.

A few notes on this data:
1. This is for city proper, NOT MSA/CSA/Urban Area (you can find MSA data easily online, so this was to present a different angle)
2. I considered a "large city" a city with either (a) 500,000 people in the city proper, or (b) the largest city in a MSA or CSA of 2,000,000 or more (for cases like Atlanta, and Miami).
3. This data is January 1, 2021-December 21, 2021.
4. Inflation is currently 6.8% Y-O-Y from October 2020 to October 2021, so I would consider any city that grew by <6.8% to be "good" as theoretically that city may have gotten cheaper in real terms.

Thanks for putting this together, looks like now Minneapolis is now (barely) the most expensive large city in the Midwest.

Note that inflation already includes housing to some extent so it's a bit of a funny number to compare against!

And crazy that Chicago is cheaper than places like Orlando, Tampa and Fresno.

You can tell Cleveland doesn't have many wealthy areas in its municipal borders, seeing how it's significantly lower than Cincy or Columbus. I imagine this discrepancy would not also exist at an MSA level. Cincinnati has Hyde Park in its city limits, while Shaker Heights is not part of the City of Cleveland.

Also makes me wonder how much higher LA would be if Beverly Hills was part of the city.
