That parking lot on the left is screaming out "develop me!!!"

That's the infamous Boyd's Parking lot. Boyd's is a high-end clothing store that has maintained their parking lot across the street while the rest of the neighborhood has seen tons of development.

That's the Boyds parking lot. I'm surprised it's still just that. Between the downward trend in brick and mortar retail in the City and the continued upward trend of residential living in Center City, you would have thought they would have sold that lot by now. It's a superb location; all that's needed is the will to sell it and no doubt a developer would snap it up and build something tall.

^Boyd's is saving that lot as a rainy day fund.
But I'm sure they could still sell and figure some sort of parking or valet service for customers. That parking lot is one of the most prime plots left in CC. Perfect for a hybrid apartment/condo/hotel development.

^first off, amazing pictures as always

the glass going up on the balconies really finishes off this building nicely. i'm stoked to see the ground level finishes and the back of the building come together

I like how the white horizontal bands terminate early on the corner balconies, flush with the overall massing. That's a nice touch.

That's a great example of how small uncomplicated details can go a long way to take an average building and turn it into a very good building. You need a good architect and a willing developer. Here it looks like we have both. I hope the local builders learn from this, meaning I hope this leases out and sells quickly.
Anybody got a couple $M I can use for about 29 years?
