I’m curious about the phrase “out of the ground “ as it might relate to 2301 JFK. Developers use the phrase to refer to an event in the future such as “we will be out of the ground in February “. If you lay on the sidewalk on JFK, you can see rebar protruding above the horizontal. But where is the ground? Is it JFK or the street below? And how about Spark? On the eastern side there are maybe five floors of steel girders but the central and western areas are still just a hole in the ground. So is it out of the ground? And the Cuthbert building has a number of steel girders sticking up but is that enough? Do we need actual floors? I would appreciate some insight into this dilemma. Hopefully, by the time we resolve this, Philadelphia will have three more great buildings out of the ground.

Man, assuming the front door interacts w/ JFK - you could be at 30th Street Station in like 5 minutes door to door. Could be highly marketable to folks who work in NYC.

Good information on the company doing the window wall for this project, they’ve done some impressive projects (Hudson Yards - NYC, and the new CHOP building - https://www.newhudsonfacades.com/pro...-philadelphia/). Also, doing 3151 Market as well.

I walked by this building yesterday after leaving 30th Street Station, and it's certainly a unique shape. This combined with River Walk will provide a stunning entryway to Center City from 30th Street.

Also, the nearby newly finishes Morgan Lewis building is also turned out very nice.

Probably my favorite building u/c in the entire country. What it will do to solidify the connection between UC and CC, the river view with all these new towers will start to mimic a Chicago river type of look. As much a I loved the view of CC a decade when leaving 30th street to walk into the city, now it's just that much better.

The fact they somehow found a way to develop on THIS weird shape tiny wedged lot adjacent to what is probably a 150 year old highly active railroad ROW (it was even for sale?); That's something you only see done in places like NYC. Good for Philly. Just an all around cool building.

Agreed. That was always the worst part of the walk from 30th street to my downtown office. Dead zone/superblock that seemed to stretch blocks. This will change that (feel, at least).

Now we just need movement on that TJ's parking lot tower.

Great pictures as always, TonyTone. I really appreciate the contributions that you and TK and others make. You mentioned a ways back that your drone was stolen. That it such a shame - I feel like a victim of that crime even though it was your property!
