Yeah better than what they had there for a while for sure. And one of the better ones around, at least musically- can’t speak to the lyrics as I don’t know Russian lol

1 bedroom is $1,400, 2 bedroom is $1,900, and 3 bedroom is $3,100…

They did say 60 of the 200 or so units are “affordable housing” but is this just the new normal in the Winnipeg rental market? I was just as shocked with these prices as the 300 Main prices.

$1900 is what my friend pays for a 800ft 2 BR in a tower just outside downtown Toronto...

^ If and when this thing actually becomes ready for residents, $1900 for a 2 bedroom might be a bargain.

I wondered what they were going to do with that demolished lot, now we know. I think it looks like a great development, some of the rents are interesting but probably makes sense for the location. This will be part of another high density node at a few bus transfer locations. Hope this is development will help bring some more positive life to this area of Winnipeg.

That Wawanesa tower is surprisingly tall. That and TNS 1 combine to a significant amount of office space. Shame they didn't have the foresight to just stack them into one 170m tower and leave the RWB residence alone.

So, my admin assistant also manages a new apartment block in Amber Trails, and the rental prices are not that much different.

I asked her what prices are going for and a 1 bedroom at 728 Sq Ft is $1446, 2 Lg bedroom at 1112 sq ft is $1767 and a 3 bedroom at 1400 sq ft is $2152.

I'll be interested to see in the 2021 statcan census data what's happened to incomes in winnipeg. as of 2016 the median household income was $61k. $21k a year (rent for a two bedroom in Amber Trails) would be more than a third of pretax household income for the median household.

It does seem like we're gradually entering the affordability crisis that most other Canadian cities are dealing with...

Affordability

The key to affordability is increasing supply. The larger the supply the less pressure there is on rents everywhere. A low income person is unlikely to move into a new development; however higher income people may move out of their older apartments into said development. Thus freeing up space in the older cheaper building.

Does this apply in Winnipeg? I know it certainly does in the GTA and Vancouver area, but I don't know if it does here. It might. Is there a lot of demand for medium to high density inner city living? Judging by the sluggish performance of TNS, 300 Assiniboine, 390 Assiniboine, it seems like supply is keeping up if not exceeding demand. I've often wondered if affordability in Winnipeg has more to do with low incomes rather than the cost of something and supply. Winnipeg ranks right near the bottom in terms of affordability in the country:

Could it be that this is just what stuff costs? That in order for new construction to be viable, a 1 bedroom is going to be in the $1300-$1500 ballpark.
