Yes that's the one! But that is unfortunate because that building is pretty busted and I don't know if a face lift will be enough...

That is slick. The only thing of course that would make it even better would be using curved glass for the radii, but that would probably be asking too much.

Apparently with the new TOD ordinance, almost all of Hyde Park and Woodlawn is TOD eligible.

Inclusion of bus routes greatly expands area under transit-oriented development rules

Love it! Hyde Park has come a long way compared to 10 years ago when the Hyde Park Progress blog was still running, calling out all of the NIMBYism.

So many projects are going up, so much more life and density. One of Chicago’s best neighborhoods, IMO, and one of the only truly integrated ones.

Those are some sexy as hell curves.

Always a pleasant surprise when a project ends up looking significantly better than the renders indicated. On a per case basis Hyde Park has had the best infill over the last 10 years I think it could be argued.

It would be hard to argue otherwise. You would need a rebuttal for this new one at Cornell, City Modern, UC dorms, Vue53, and Solstice, Even with it's VE scars. Perhaps the least best would be Harper Court which is still nicer than most similar sized developments around the city.

Around here it for sure is with the Gang love, but most people(albeit no more than a dozen) I've talked to find Solstice to be an eyesore from most angles (I disagree with this statement, but I can see how it'll take time for people to grow into and like it more, since it is quite cutting edge considering the neighborhood).

I must say I find Solstice very distasteful from every angle but from the south. Without the museum-facing facade in view, the south and east/west facades just make no sense (though they do look good along with it). I am all for the materiality - particularly the use of beige and gray, but it just ended up being poorly executed - sadly.

The West Loop is becoming ridden with this style of building, though. In Hyde Park, it's a nice bookend on 53rd to the glassy modernism at Harper Court and Vue53 and the classical style of Hyde Park Bank.

Also as nice as those photos are, I think they made a mistake by not lining the 53rd St frontage with storefronts. It's the best walkable street in the neighborhood and arguably the entire South Side.

its true the West Loop is getting a lot of these, but i mean think about how many of Chicago's classic building styles were copied endlessly. Workers cottages, bungalows, Italiantes, courtyards, 2 flats...hardly unique or exclusive. yet now theyre cherished and the areas they are clustered in now represent unique cohesive districts, to the extent of landmarking.

i think if we are going to get something that does medium density mixed use well, its not a bad template. and it wont last forever, there will be some new trend in 10 years. im still not a huge fan of using mixed facades tho. pick one, and be honest about it.

Hyde Park is really known for its old warehouse buildings, so it's a fitting addition.

I love them. I wish we would build all brick warehouses like the gorgeous buildings of River North, South Loop and West Loop, but this is probably the best we are going to get today. That said, I would love to see more of these buildings in similar scale (maybe taller) built in River North as a counter point to all the beige highrises.

well, i guess the point is even if you look at the typical corner commercial lot type building in Chicago, they all followed similar design patterns during the era they were built. its true this one is paying homage to a warehouse in an area not really ever involved in manufacturing, but at the same time no one is actually going to mistake this for an actual former warehouse. at the same time it affords people the amenities they care about, like big windows, lots of natural light, loft "feel", mixed use, etc.
