ETA: DRC's meeting is next Tuesday where they will be presented to for the study session and discuss. Also 2050 Tempe General Plan is starting up so highly recommend attending that if anyone can!

Pretty interesting packets for historical preservation commission review of 250 Rio, focusing on the treatment of the approach to the Ash Ave. Bridge abutment, as well as somewhat on the Tempe Beach Park stadium.

This is at Hardy/1st St. Proposed 7-story, 95', 319 units, 65 du/ac.

No - that's the SE corner of Rio Salado & Priest. The fencing is up for the project already. Unclear if it started or not. It will be an additional HQ building, of which there are currently 5.

The parking garage is already under construction. There's a crane (not a tower crane) and it looks like it's 3 stories on the portion that's being worked on as of yesterday.

wow, Tempe has gotten impressive! reminds me of Reston or Tysons Corner, VA. Basically, an entirely self-contained DT/urban core. Dwarfs Tucson!

That view from Papago Park is amazing! I do short hikes there about once every 2 weeks in addition to my weekly bike rides there. It's amazing how much it's changed in just the last few years.

Yeah, if anyone took a real camera out there the view of DT Phoenix is also pretty cool from Papago as well, I tried to get one with my phone as well but the lighting was pretty terrible and it looks grainy. My favorite view of DT PHX is still from South Mountain when you're around the Buena Vista parking lot near the top just need much better optical zoom than an old iPhone has haha.

I took one like that a couple months ago from Papago but I have no idea how to upload images on here so that's a slight problem

I notice a couple things:

- There must be an easement on the north portion of the lot which they're putting to pretty good use as surface parking for commercial. Good spot for retail there.

- Tempe just seems to be selling their service yard on that hard corner outright rather than going through a mind-numbingly stupid RFP process like Phoenix, and as a result is going to see a project that should deliver just fine and much faster than it otherwise could have.
