Witkoff, Monroe plan three 57-story towers on Miami Worldcenter site

Witkoff and Monroe Capital proposed a 3.4 million-square-foot, mixed-use addition to the Miami Worldcenter development downtown.

An affiliate of New York-based Witkoff and Chicago-based Monroe plans to build three towers on the 4.7-acre site at 700 North Miami Avenue. The buildings could each be up to 57 stories tall.


The duo bought the land for $94 million in July.

The proposal calls for 540,000 square feet of office, nearly 50,000 square feet of retail, about 2,500 parking spaces and nearly 2,200 residential units, according to a project application the developers submitted to Miami-Dade County.

The application shows the homes would be one- and two-bedroom units, but it does not specify whether they would be apartments or condos. The project’s land-use attorney declined comment.

The Kobi Karp-designed project would include a park on the south end of the property that abuts the railroad tracks where cargo trains travel to the port, according to the proposal.

Although the property is in the city of Miami, Witkoff and Monroe are asking Miami-Dade for feedback on several code variances.

If approved, the project would mark a new chapter for the site formerly home to the Miami Arena, which hosted the Miami Heat and other teams until it was demolished in 2008.

Miami-based MDM Group, through its hospitality-focused MDM Hotel Group, had planned a 1,700 Marriott Marquis hotel and 600,000-square-foot expo center as part of the 27-acre Miami Worldcenter. It paid $45 million for the land in 2017.

Plans Submitted To FAA For Massive Redevelopment At Miami Arena Site

Plans for a massive redevelopment at the former Miami Arena were filed with the Federal Aviation Administration this month.

The development is planned to become the biggest residential project by unit count in downtown Miami’s history, while also including a large amount of office space, according to a pre-application submitted to Miami-Dade County planners in January.

There will be a total of three towers, the January pre-application said.

On June 17, preliminary building heights were filed with the Federal Aviation Administration.

The new filing states. that there will be multiple tower heights, ranging from 673 feet to 700 feet above sea level.

Preliminary plans from January show the three towers will rise up to 57 stories and include:

2,351 residential units
540,000 square feet of office space
Ground floor retail, including a possible supermarket
2,457 parking spaces
The buildings will have a geometric green wall façade with plants and greenery, the January filing said.

Definitely makes up for it in bulk. The ratio of height to unit count for Miami-Dade is a lot higher than what we see in other metros, at least with residentials. Gives NY a run for the money. Some of the highest unit count developments for example aren't even that tall in NYC, and this one has a bit of both in it, which is ideal.

According to two applications filed August 4, the cranes will rise 779 feet above ground. One will reach 793 feet above sea level, while the other will reach 794 feet above sea level.

The permanent building heights on the property will range from 673 feet to 700 feet above sea level, according to applications submitted in June.

Plans filed with the county in January show there will be three towers, rising up to 57 stories.

About as underwhelming as possible considering the big size of the property. This is the site of the former Miami Arena. Then torn down to supposedly make way for a giant convention center/hotel. Now just a couple of bland chunky feature-less condo towers?
