A 50-Unit Development is Pitched For Recognizable Buildings Along H Street

"A new five-level residential development is in the works for some fairly recognizable buildings along H Street NE.

Christopher Martin, the owner of 1371 and 1375 H Street NE, presented preliminary plans for a new 50-unit residential project at 1365-1375 H Street NE to the ANC 6A Economic and Development Committee on Wednesday night. Approximately 20% of the units would be inclusionary zoning and a large cellar space would be created for bike storage. The building was designed by John Linam Jr."

I am glad to see construction start on this development and growth starting to span the Anacostia from the booming Capitol Riverfront and Buzzard Point neighborhoods.

"Mayor Muriel Bowser will be on hand today for the groundbreaking of The Douglass, a 750-unit apartment community that is the flagship building for a 2.5 million-square-foot mixed-use Bridge District in Washington, D.C.

Redbrick LMD is developing the community. The company assembled the Bridge District through a series of acquisitions of vacant land over an eight-year period beginning in the fall of 2013..."

Lidl to Open Its Third DC Location at New 700-Unit Tenleytown Development

"A new grocery store is coming to DC's Tenleytown neighborhood.

The Washington, D.C. Economic Partnership announced Sunday that discount grocer Lidl will open a 29,000 square-foot store at Upton Place, a large new mixed-use development under construction at 4000 Wisconsin Avenue NW (map). The announcement was made at the International Council of Shopping Centers’ conference in Las Vegas.

Upton Place will deliver a total of 689 apartments (65 affordable) above 100,000 square feet of retail.The development is expected to deliver in the fourth quarter of 2023; Aimco and Donohoe are the developers and SK+I Architecture is the designer..."

Former Brookland Bowling Alley Set to Become 320-Unit Development

"There have been any number of recent residential conversions in the DC region, but the area has yet to see a bowling alley conversion. Until now.

UIP recently filed plans with DC's Historic Preservation Office for a 321-unit development at the site of the former Brookland bowling alley in DC's Brookland neighborhood. Brookland Lanes will be constructed around the historic building at 3726 10th Street NE."

"The latest residential component at The Parks at Walter Reed is coming in to focus.

Toll Brothers recently filed plans with DC's Historic Preservation Office for a six-story, 280-unit apartment building at Site L on the former Walter Reed campus. Site L sits along the newly created 13th Street NW, between Elder Street NW and Dahlia Street NW. WDG Architecture designed the new building..."

"New renderings have been filed for the residential redevelopment of the Friendship Center in Friendship Heights.

Federal Realty recently submitted a modification to the approved planned unit development for the Friendship Center, which houses DSW, Maggiano's, Marshalls, and the former Nordstrom Rack space at 5333 Wisconsin Avenue NW. The documents filed with the DC Zoning Commission included new street-level and facade images of the redevelopment..."

“ Renderings presented Thursday to the U.S. Commission of Fine Arts will offer a glimpse of the transformation planned by 2040 for Amtrak’s second-busiest station.

They show a spacious, light-filled atrium with large skylights and soaring ceilings. The overhaul will add wide rail platforms, an attached bus terminal and updated concourses lined with shops and restaurants that provide easy access to Metrorail, buses, taxis, ride-shares, streetcars and parking. The station’s iconic train hall will be preserved.

The FRA last month announced revisions to key aspects of the proposed redevelopment, eliminating a six-story garage, significantly reducing parking and relocating the parking area to a new underground facility. The changes also include a major reconfiguration of the station’s bus terminal to align with a new train hall...”

I'm kind of surprised these renderings don't appear to have changed much in the several years since this was first pitched.

Here is a little under the radar development in Columbia Heights. An 80-unit apartment is scheduled by to be replaced by 125-unit affordable house project and then a 197-unit market rate project.

There is a photo on Realtor.com of the residential building under construction at 3219 Wisconsin Ave, NW (corner of Wisconsin and Macomb). A historic house was relocated in order to construct this new building and it will have 16 units.

My friend took this photo of a residential building under construction at New Jersey and K Street, SE. The Eagle Academy charter school and a taxi company were previously located on this block of New Jersey Ave.

"As the redevelopment of DC's historic Cotton Annex building goes before the Commission of Fine Arts (CFA), a few new renderings have been unveiled.

Earlier this year, Douglas Development received zoning approval to adapt and construct an addition to the former home of the Department of Agriculture at 300 12th Street SW. "UrbanTurf has the details on how one of DC's last malls will be redeveloped.

Developer Tishman Speyer presented plans on Wednesday as to how the Mazza Gallerie mall on Wisconsin Avenue in Friendship Heights along the DC-Maryland border will be transformed.

The plans call for demolishing the above grade portion of the mall while retaining the retail pavilion and the existing four levels of below-grade parking. The mall will be reimagined as a 7-story, 325-unit apartment project with 25,000 square feet of retail along Wisconsin Avenue that will could feature food and beverage establishments and fitness operations. The project is designed by Danish architect 3XN, and Willard Retail is advising on the retail component of the redevelopment..."
