Another tower planned for downtown Dallas’ east side

Now the developer is looking at a high-rise residential building that would be constructed on Main Street. The 47-story, $195 million residential tower would be built at 2222 Main St., according to planning documents filed with the state.
Dallas architect HKS designed the 800,000-square-foot building, which would open in 2025, the state filings show.
Todd Interests executives confirm that they are working on the project.
The proposed residential tower would be the tallest building planned for downtown’s eastern edge.

Dallas’ city council voted Wednesday for zoning changes needed to construct the Four Seasons high-rise at Turtle Creek Boulevard and Cedar Springs Road.
The plush building is a development of Boston-based Carpenter & Co. and Dallas’ Perot family.
The planned tower will include what developers say will be a 5-star hotel plus 100 to 125 condominium homes.
Award-winning architectural firm Pelli Clarke Pelli and Dallas’ HKS are designing the more than 30-story mixed-use tower.

Downtown Dallas skyscraper will get makeover for apartments and offices

The 49-story Energy Plaza opened on Bryan Street in 1983. The 1.3 million-square-foot high-rise was designed by famed architect I.M. Pei.
The upper floors of the tower will house 294 residential units. And the lower portion of the building will be remodeled into first-class office space.
“The entire project will be completed within 20 months — we started today,” Todd said. “We’ll move our first office tenant in within 12 months.
“We’ll move our first residential tenant in the building 14 months from now.”

Bryan and Thanksgiving Towers are also being partially converted into residential. The population of downtown is expected to double in the next 5 years due the projects planned or U/C. Currently the population within the 1.4 sq mi freeway loop is 15,000. City officials have said downtown is the fastest growing part of the city.

In December, Portman purchased more than 4 acres at Ross Avenue and Routh Street and disclosed plans to build a multifamily residential, retail and office high-rise project.
Portman says in an update that the anchor tower in its 2500 Ross project will have 50 stories of office and luxury residential along with 40,000 square feet of retail. Two additional residential towers with 700 living units are also planned.
Construction is scheduled to start in mid-2023 on the project with an opening in third-quarter 2025.
