No. Not a bad thing
Surprising direction for Spring Garden
I'd say a good thing

From National Real Estate Development. Looks like this is starting soon:

Quote:
National’s next project is in Northern Liberties, where it is partnering with KRE Group on a $500 million, 1-million-square-foot mixed-use development along North 2nd Street between Spring Garden and Callowhill streets.

That development will be built in three phases of which the first is expected to begin at the end of the first quarter or beginning of the second quarter, Killinger said. It will involve constructing two apartment buildings — one at 200 Spring Garden St. and the other at 412 N. 2nd St. — and have a combined 750 units.

“We’re excited to take the ideas and things we learned at East Market and apply them to Northern Liberties,” he said. “There are things that worked well.”

A very nice design for a midrise building. A nice color scheme, a nice use of the curvature on the corner and a great entrance!

Might see some movement on this one soon. City Fitness just announced they will be moving to a temporary space at the end of April, and will likely be anchoring this building in 2024!

From the Philadelphia Business Journal:

Quote:
City Fitness leased 17,000 square feet at a mixed-use development under construction at 2nd and Spring Garden streets in the Northern Liberties neighborhood of Philadelphia. The project is being developed by National Real Estate Development and KRE Group. The new City Fitness is scheduled to open in early 2024.

Wow, not sure how this thread slipped past my radar for a whole year, but I walked past last night and noticed the gym was closed and now today I find this thread! Looks really nice, generally I'm a big fan of this design. The N/E facade is classy and I think will look awesome irl (rounded edge is glorious), and the S/W facade + funky courtyard is icing on the cake. I think Yards moving to 5th and Spring is having a ripple effect on the long-starved Callowhill area in terms of development. It's very easy to market, being equidistant to Old City and Northern Liberties. So many music venues. Spring Garden stop on the MFL. Target. Highway entrances. Yards. Rivers Casino. Delaware Riverfront trail. Now that I think about it, it's kinda silly how long it's taken this area to build up some momentum.

Wasn't able to grab a pic unfortunately, but earlier this morning I drove down Spring Garden and saw demo equipment arriving onsite here to take down the old gym. Looks like this is getting under way!

Just saw that from I-95 s earlier today. I wasn't sure what project it was related to until now though.
