David Brint, has briefed the Salt Lake City Redevelopment Agency (RDA) Board these past months...Brinshore’s mixed affordable and market-rate project aims to align with the goals of a 2018 RFQ from the RDA. Among those goals are
providing a significant number of “deeply affordable” units, promoting an active streetscape, establishing a public mid-block walkway, and preserving and activating the historic Cramer House on Floral Street...Instead of proposing a single
building of large scale, Brinshore’s architect, KTGY, has designed two structures. The south building will be eight floors containing 73 units and the north structure will rise to 13 stories with 117 units. 152 of the 190 total units will be
affordable, ranging from 20%-80% of AMI, with 38 units at market rate. The mix will be 122 one-bedroom, 52 two-bedroom, 13 three- and four-bedroom, with three at-grade artist live-work spaces.

On street level, the project will offer 23,000 sq. ft. of commercial space (down from 40,000 in previous plans), some of which will be dedicated to community and education purposes. The developer plans to build one level of below-grade
parking, offering 100 stalls. Eighteen surface parking spaces will be reserved for retail clients...Between the buildings will be a public “paseo.” It will run from Floral Street (an alley at about 125 East that’s accessible only from 200 South)
to State Street and align with Gallivan Avenue on the west side of State.

Pedestrians will be able to pass all the way from Edison Street (145 East) to State thanks to an existing east-west alley and the paseo.

City officials and developers will be delivering on a mixed-use, 80% affordable, two-tower project that incorporates significant public plazas and a midblock “paseo” between State Street and Edison (145 E). It will restore and repurpose a
historic house into a restaurant as part of the development’s 25,000 sf of retail space. The taller of the two towers (eight and 12 stories) will use an innovative construction technique, combining light structural steel with 10 levels of
load-bearing factory-panelized walls called the “Infinity System.”

The project’s 190 units will range from studios to 4-bdrms. 168 of those are federal tax credit units, serving people who make between 20-80% of AMI.

Construction is expected to take 24 months, aiming at a Spring 2023 opening. Here are some current photos of the site:

“The library which was built about three years ago has really provided kind of a central hub for the community to gather around. And we feel like the addition of this project is really just going to complete that focus and really have a
transformational effect on the Marmalade Community,” said Micah Peters, CEO of Clearwater Homes.

The fourth component, an inner-block public plaza featuring green space and public art, will be constructed following Harvest’s completion.

Introducing The Harvest at Marmalade mixed use community in Salt Lake City. This exciting new project consists of 252 residential units with an enclosed parking garage at the bottom two floors. The bottom floor of the project consists of a market and restaurant space at the northwest and southwest corners, respectively. Live/work spaces are lined along the 300 west sidewalk, also at the bottom level. The residential units atop the parking levels are split between 3 buildings, and are interconnected by large outdoor terrace areas. The project has been designed to achieve LEED Silver under the 2008 LEED for Homes guidelines.

Heber Valley, Salt Lake City's Greater Eastern Metro was already experiencing explosive growth this past decade and now is filling up at an even faster clip.


The COVID-19 pandemic spurred out-migration from big cities like New York and San Francisco in 2020. Where did they go? A rural Utah valley in Wasatch County ranked near the top of a recent New York Times analysis out of 926 metro areas in the U.S. with the most net in-migration: Heber City...

..."National urban development experts predicted COVID-19 would be a “great accelerator,” and that Utah was perfectly positioned to become one of the top destinations for those fleeing big cities that became less desirable during the pandemic..."

Downtown Updates - The Sundial Tower Contd...

The covered structural parking provides a near 1:1 parking ratio (102 covered stalls per 102 Units). Although the D-2 zone allows fewer parking stalls (.5:1 ), we desire as much off street parking as possible.

There are 5 levels of wood framed apartments, and 2 levels of concrete parking. 2 parking levels above grade. The exterior materials are masonry brick, metal siding, stucco, glass, architectural finish concrete and CMU.

Trash collection and a backup electric generator occur on the interior of the garage and are covered from street view.

Open deck courtyard amenities for the residents are designed to inhabit the top of the PT slab of the parking. For the residents a street accessible ground level leasing office will be provided as well as a club room and resident work in spaces (something akin to weWork) on the podium level.

Update, Southern Metro - Vineyard does final preparations for groundbreaking of new FrontRunner station

The next step for the future of Vineyard is happening in just two weeks as Utah Transit Authority prepares for the groundbreaking of a new FrontRunner station in the city.

The groundbreaking for the new Vineyard FrontRunner station will be at 2 p.m. on May 13. Representatives from the Utah Department of Transportation, Utah State Legislature and Utah Transit Authority will be among the guests.



"One of the exciting parts of the Vineyard station plans is the double-track that will be laid from the station and north 2 miles".

Before then, a few finishing touches in preparation for the festivities are in the works, according to George Angerbauer, public relations specialist with UTA.

“We are thrilled to add this new Vineyard Station and FrontRunner service,” Angerbauer said.

UTA is happy when cities look into the future and plan now for growth and transportation expansion, according to Angerbauer.

When you look that far ahead you create a lot of opportunity, you create a lifestyle. Vineyard has done a great job planning, Angerbauer said.

“With this new station, FrontRunner has even greater capability to connect students, commuters, recreation seekers, remote family members and anyone wishing to travel across the beautiful Wasatch Front,” Angerbauer said...

...“UTA is adding $10 million for the necessary double-track section approximately 2 miles north of the station to improve regional mobility — this is the first section of double track installed since its (FrontRunner’s) opening, and we are working toward additional double track areas to decrease travel time and increase reliability,” Angerbauer said.

As if you need reminding that Downtown investment and construction is showing no signs of slowing, Edison House social club at 335 South 200 West – around the corner from Valter’s Osteria and Squatter’s Brewpub – held a ceremonial groundbreaking this week.

The $24 million, three-story, 30,000 sf members-only clubhouse is slated to open in Spring 2022, just 12 months from now.

Edison founders, brothers, and Utah natives Charlie Cardon and George Cardon-Bystry say that they have a waiting list of 1200 aspirants. “We’re working to curate this community of really amazing, interesting, growth-minded people,” Charlie told Utah Business magazine.

Both boys went to university out of state and returned full of enthusiasm for their home town – “Salt Lake City is on the verge of an exciting new time of growth and prosperity,” George states in this week’s news release.

According to the release, the Edison Club will include “high-end dining, a sports lounge and taproom, multiple speak-easy style bars, a private karaoke space, a state-of-the-art workout facility and a rooftop terrace with pool, bar and outdoor movie theater.” ...

6th & Main is a mixed-use development sitting at the gateway intersection of 600 South and Main Street in downtown Salt Lake City. It consists of 175 units and 10,100 sf of retail within an 8-story type III over type I structure.
Residential amenities include a street level lounge, co-working business center, fitness center, pool, spa, and an indoor/outdoor roof terrace with sweeping views of Downtown Salt Lake City and beyond.

The Phase I glass-clad tower at the southwest corner of Main Street and 600 South will add 332,100 square feet of high-end offices — with large floor plans, 10-foot-high ceilings and copious views — to Utah’s downtown business core, with its first phases set to be completed in early 2022. The project’s backers have a second round of construction upcoming, with an office building of similar size envisioned on adjacent land at 645 W. Temple. The Utah Transit Authority announced in April it will add a new TRAX station nearby, paid for by Salt Lake City, its redevelopment agency and the developers. The new tower has been designed by HOK, a worldwide firm headquartered in St. Louis, and its builders will reportedly aim for what’s known as LEED Gold, a high standard of energy efficiency. In addition to a spacious lobby with seating areas and about 4,600 square feet of space for retail outlets, the new tower will offer tenants an indoor fitness center with locker rooms, bike storage, a private courtyard, conference facilities and both indoor and outdoor restaurant dining. The tower is one of a half-dozen new high-rise projects proposed or under construction in Utah’s downtown core. Work on 650 Main, which has been under discussion for several years, is getting underway in spite of the pandemic after its primary backers — Houston-based developer Patrinely Group and USAA Real Estate, with home offices in San Antonio — announced in March they’d landed a major tenant for the new building.

March 11, 2020 - Enerbank Inks First Deal With 650 South Main

EnerBank USA is the first tenant to sign for space at 650 Main, a planned 10-story, 326,000-square-foot, Class A office building in downtown Salt Lake City. The bank will occupy 88,900 square feet on the top three floors, starting in early 2022.

Patrinely Group’s Dennis Tarro, along with Aaron Jones, Todd McLachlan and Roman Bernardoof with NKF represented the landlord, a partnership between Patrinely Group and USAA Real Estate. “This location will provide employees more convenient access to public transportation, while offering them excellent amenities and a productive working environment to give our customers the best service possible,” said EnerBank’s Charlie Knadler.

Construction on 650 Main will begin in spring. The property will be designed for LEED Gold certification, with floor plate sizes ranging from 40,000 square feet on the lower floors, to 29,500 square feet on the upper floors. HOK is the designer.

Southern Metro - Project to build FrontRunner station in Utah’s fastest-growing community gets underway

Leaders of Vineyard and surrounding communities gathered with Utah transportation leaders Thursday at an empty lot in the center of the city.

While there wasn’t much to see there, that won’t be the story for much longer.

“If you know anything about Vineyard and our 10,000% growth rate, you might drive here next week and see some roads, and then a promenade, and then a building and bunch of new faces that we’ll be welcoming into this community,” said Vineyard Mayor Julie Fullmer.

Yes, much like the community itself, seemingly overnight that empty lot will become a transit hub at the center of a fast-growing city on the shore of Utah Lake.

The groundbreaking ceremony marked the birth of a new $5.6 million FrontRunner station that will add a new stop on the train service between Utah Transit Authority’s American Fork and Orem stations.

The new station, which is expected to be finished by the end of this year, will be the first stop added since 2012 — when UTA expanded FrontRunner service south from Salt Lake City all the way down to Provo...

Southern Metro Updates - Provo's new $40 million municipal airport terminal

PROVO — Provo Municipal Airport. The 100,000-square-foot facility will feature four gates, a baggage claim and Transportation Security Administration stations. The structure will be configured so it could be expanded to 10 gates.

In addition to making it more convenient for travelers, Utah Lt. Gov. Spencer Cox, who attended Wednesday’s ceremony with Provo Mayor Michelle Kaufusi and other state and county leaders, said the new terminal will offer more options for travel
and business.

”This changes everything, so it’s not just Utah County, it’s a whole bunch of rural Utah. Unless you’re close enough to St. George, this really is the best option for so many of us,” Cox said.

“It’s been a long time coming,” Gleason said, adding that Utah Valley’s growth projections are “through the roof,” so the terminal can do nothing but help alleviate pressure on I-15 and the Point of the Mountain.

According to a study by University of Utah’s Kem C. Gardner Policy Institute, Utah County is expected to claim 27.8% of Utah’s population by 2065, only over 1% less than Salt Lake County’s projected 29.1%.

Funding from the project will come from an estimated $8 million grant from the Federal Aviation Administration, about $19 million in dedicated funds from the city, $4.3 million from Utah County, as well as $9 million in existing bond money
approved during the last legislative session. Officials say it will not affect residents’ taxes.

The new terminal could bring in an annual economic impact equivalent to $15 million, according a news release from the city last year. The influx of flights, hotel stays, car rentals and jobs will boost the economy.

The terminal is expected to be completed in December 2021.

...The church’s news release said the Orem temple will be located on a 16-acre site. The site is part of 250 acres Orem annexed from Utah County about five years ago, Brunst said. The mayor said the site is bordered by condos on the north, undeveloped land on the south, railroad tracks on the east and one of Orem’s last dairy farms across Geneva Road to the west. The church’s plans call for a three-story temple of 70,000 square feet. It also plans to construct a 20,000-square-foot meetinghouse on the site...





The Orem Utah Temple will be built half a mile south of I-15’s University Parkway exit near the nexus of major population,
commercial and industrial growth in Provo, Orem and Vineyard. The address — 1471 S. Geneva Road — is west across the freeway from the Utah Valley University

UVU breaks ground on the future home of Woodbury School of Business

A backhoe and an earthmover are ready to turn ground for the new Scott C. Keller Building at Utah Valley University... The $75 million, 180,000-square-foot building will be the new home of the Woodbury School of Business. UVU


The $75 million, 180,000-square-foot building will house 30 classrooms and 205 offices as well as the Bloomberg Lab, Entrepreneurship Institute, Money Management Resource Center, SmartLab and grand auditorium for large lecture
audiences and special events. Construction is estimated to be completed by late fall 2021 or early 2022.

The building will feature a Student Success Center on its second floor, which will combine placement, tutoring, internships and advisement services in one accessible location.

Classrooms will be outfitted with lecture-capture technology to help students learn remotely. The building will be constructed on the south end of UVU’s Orem campus...The new building is expected to serve up to 12,000 business students
at a time.

According to Utah State Board of Regents documents, the business school has outgrown its current home, which was one of the four original Utah Technical College buildings built in 1979.

“While the 78,000-square-foot facility has been well-maintained over the years, it cannot accommodate the renovations desired to train future business leaders. The masonry building has a post-tensioned cable floor system that cannot
be penetrated to run cables or make infrastructure upgrades,” the document states...
