Pizza-shaped tower proposed downtown would be tallest Grand Rapids building

The $90 million tower on property at 10 Ionia Ave. owned by Hinman Co. would be the tallest in Grand Rapids, surpassing the 406-foot River House condominiums on the west side of the Grand River on Bridge Street.

Developers plan a narrow, triangular-shaped building on the 11,000-square-foot lot that sits just east of Van Andel Arena, wedged between Ionia and Louis Street. The building will include 100,000 square feet of hotel space, according to documents filed with the city.

Hinman's chief operating officer did not immediately return a call for comment.

The proposed building's 418-foot height will be a topic of review Wednesday, July 6, when developers seek approval from the city's Historic Preservation Commission. The site is one of two properties north of Fulton that are part of the Heartside historic district.

Big news from the mitten! Grand Rapids is a really beautiful place and very underrated. Can't wait to see detailed renders. I hope this tower gets built so i can share some pics of the action. I'm only 5 counties away.

Not to be pedantic, but it is renderings, not renders. "Renders" is not a noun, it is like runs in relation to run. Render is a verb

I love the height and the overall shape of the building, but not gonna lie, I don't like the design because it looks overly....oppressive.

New renderings show how 40-story building would look in Grand Rapids' skyline

So how tall is 420 feet?

About four times the height of the neighboring historic building at 50 Louis Ave. SW.

Nearly three times as high as the UICA building across Fulton Street. And more than double the height of the First Community Bank building a bit north on Ionia Avenue.

Portage-based Hinman Co. is proposing a 40-story building with 120-140 hotel rooms on the first 10 floors and 255 market-rate apartments on upper floors. At its proposed height, the building would eclipse River House Condominiums as the tallest in Grand Rapids.

The city board in July signed off on the building's height, but wants more detail on its design. The vacant property on Fulton east of Van Andel Arena is part of the Heartside historic district that's entirely south of Fulton, except for 10 Ionia and 50 Louis.

The Grand Rapids Historic Preservation Commission is scheduled to review plans again at 5 p.m. Wednesday, Aug. 17, at the city's Development Center, 1120 Monroe Ave. NW.

That's better. At first with those earlier renderings, I thought they were going for a US Steel Tower (Pittsburgh) look.

420... A good number

The tower is okay, but I'm not in love with the precast cladding.

Also, I think the horizontal banding should be less emphasized as not to overwhelm the vertical visual thrust the tower could have.

Plans for 42-story tower downtown Grand Rapids shrink to 13 stories

Too bad the second most populous city in the state isn't getting a new tallest skyscraper, but it's good that something is still getting built at this site. Grand Rapids is a lovely city. Last summer I vacationed there for two days and enjoyed it a lot.

Wow. This thread sure came and went fast. I remember commenting on that building 5 years ago, and now it's chopped (something I didn't realize happened) and it's even complete. I gotta, say, though, as unfortunate as the height decrease is, I think the design makes it bearable.
