Thats what I was hoping for, because we will now get two buildings of that size, one for Wexford and one for this private tenant(s). This is an improvement, originally the block was set aside as a standard 5-story block apartment.

ASU and the developers must be seeing tons of interest in the lab space which is great news!

It's 27% vacant with ASU on 4 of the 7 floors. Really not the kind of news I'd like, but it's obviously not a lost cause if they're proposing to build a larger structure.

I wonder, since this building includes a garage would they build this first (move/combine the Wexford parking into the newly built garage) then build Wexford Phase II on the site of the current parking lot?

From the Phoenix Business Journal (see the link for a rendering that's outside the paywall):
By Angela Gonzales - Senior Reporter
April 06, 2022, 02:38pm MST
University of Arizona has selected downtown Phoenix for a new health sciences center that will develop treatment to stimulate or suppress the immune system to fight disease.

Plans call for building this new center on the Phoenix Bioscience Core on the southwest corner of Seventh and Fillmore streets near its medical school operations.

That seems like UofA's only parking lot so I wonder where they're all gonna park.

How about in that massive parking garage right next to it?? I'm sure there's more than enough space.

As an ASU alumni, I hate that there's going to be more of a presence from that school down south in our downtown. But as a downtown enthusiast, this is great and another surface parking lot gets wiped out and the rendering does actually look pretty cool.

That land isn't currently used for parking. It's only for construction staging. There are plenty of garages nearby for students, staff, and faculty who drive to campus, and there's also abundant public transit in the area.

Asu has its law, Nursing, Journalism, Graduate Business and other smaller schools (like social services etc) downtown as well as multiple dormitories and is a full Co sponsor of the biomedical research campus.

UofA has its medical school and some satellite classes downtown but that's it.

Now I will give it to UofA their downtown buildings look better.

Any mention of the pub? That was a popular gathering place at the old campus in Glendale, and ASU promised to maintain it in some form in Thunderbird's new downtown home.

Rooftop pub is scheduled to open to the public later this year.

That‘s just amazing. Let’s hope they put more thought into cooling during the summer, don‘t need another Richard Meier Federal Courthouse Oven fiasco. Can‘t wait to see it, even if it cooks everyone inside.
