US Places by Highest Average Family Income, 2019

The Census Bureau released it's 5-year estimates last week, which means all places regardless of population, so I always look to that data for average incomes for small towns because those are usually the wealthiest but are not in the 1-year release. Anyhow, here are the places that I found so far...

I chose to use average(mean) data vs median because median income data is capped at $249,999-after that it says "$250,000+", which doesnt work for me.

1. Nicasio has to be a fluke of some kind. It's a teeny tiny town in Marin and is usually not anywhere near this high--maybe George Lucas moved there? Who knows, in any event, it tops all places in the United States as far as Average Family Income for 2019.

Usually, rankings on this topic such as the one by Bloomberg includes only places with at least 5,000 population, but I am a geek and want to see all areas.

Interesting data, thanks. Though some of these communities are so tiny that one or two super-wealthy households are gonna skew the data.

To me, the most impressive ones are the larger towns, with significant population and likely a diversity of housing types, including mandated affordable housing. The Silicon Valley towns, Scarsdale NY, Darien CT and the like.

Scarsdale actually has a ton of apartment buildings near the train station, and they're pretty middle income. I bet you the SFHs have much higher medians and means.

For chicagoland, I'm quite surprised that glencoe and winnetka made this list, but nearby kenilworth did not.

For like my entire life, kenilworth has always been referenced as the most expensive, most exclusive municipality in the state of illinois, possibly even in the entire midwest.

Granted, kenilworth only has around 2,500 people, but that's still far larger than some of the other extremely tiny towns on this list.

I wonder what happened to it?

This Mission Hills place, in Kansas City metro, very impressive. A rather high population (3,600) and it seems to be an inner suburb, not those "in the middle of the forest exurb" where millionaires like to hide.

Mission Hills is on the Kansas side but the adjacent neighborhoods on the Missouri side are some of the most expensive in KC. Until you get to Troost Ave then the neighborhood goes downhill quick. This whole area is south-southwest of the Plaza.

NY and SF dominate the list as usual.

I suspect that most of the income in these towns (and in hyper rich parts of Manhattan and SF) is even reported here since rich peoples' income isn't from traditional "income" per se, but from capital gains, etc.

That would be reported income, though. I assume this is reporting 1040 income, which includes capital gains. And yeah, older folks, especially, might have a high proportion of income as capital gains rather than salary.

I assumed that this reflected just income from wages. These figures seem pretty low if they reflect more than mere wages.
