What Wrigleyville needs more than anything is wider sidewalks....

Were I the dictator of Chicago I'd close Clark to private traffic between Newport and Waveland on game days. Busses and bikes only, let pedestrians overflow into parking lanes.

I'm a form guy. I don't care what they put in the new building as long as it isn't a stupid car-oriented suburban style development inappropriately shoe-horned into what should otherwise be a proper urban environment.

I won't personally ever use the climbing gym, but from an urban form perspective, the replacement building is ~8 billion times better. And form is ultimately what matters because uses come and go all the time.
........ok, now let's not sugar coat things too much !

^The design has become a little less interesting since that rendering, but still overall way better than the Taco Bell. Also, the climbing gym is mainly on the second and third floors; the first floor has other retail (no named tenants as far as I know). So maybe you will get your fast food chains after all.

That climbing gym doesn't look like its tall enough to have anything worth climbing inside.

Yup. Just had brunch at Dutch and Doc's this morning and walking back east there is a good bit of activity on site. Hard to tell exactly what because the construction fences and tarps hide it but they were going full on.

And just a side note, my friends and I were remarking how the exact location where we were having a lovely, fancy pants brunch was a suburban McDonald's parking lot across from a donut shack and a car wash just a few years back. Nobody misses that shit. Nobody.

^ and that's how it should be.

force the retail establishment to fit the built environment; not force the built environment to fit the (horribly misguided) retail establishment.

Because Clark St is very small, but there's no room. You can't go through. You have to find someplace else.

Yeah, they doesn't need a height restrictions. If they allowed to build more.

I didn't know about that one. I am all in favor. This building is ok too. I just don't like that 'REI' architecture leave it for Clybourn Corredor. Someday climbing gyms will fall out of trend and then we are stuck with what they built. It should instead be high unit density apartments, office or mixed use with retail on the ground floor and seperate entrances off the sidewalk for each business. To me that's the better build form.

And some legitemate affordable services like fast food and discount stores never hurts the urbanity of a city IMHO.

^^^ Amenities are why people live in cities, we generally have a retail vacancy problem, better a Taco Bell than nothing. Other, more interesting, non chain businesses will find another area to locate if they run out of space here because Taco Bell took it...

Thanks for those shots.

It has been such a treat to watch the neighborhood transform over the past couple of years.

Friends and I went to brunch at Dutch and Doc's a couple of weeks back and we just kept remarking how we were having fancy brunch in a beautiful gastropub with a cool af vibe and a postcard view of the marquee in what was a dreary suburban McDonald's parking lot for far too many years.

I get off the L at night now and think about going west for a quick beer instead of just beating it straight home.
