And the buildings will just be on the scraped-dirt area. The part that's green will mostly be riverwalk.
But look at Burnham Station in the upper left, which shows how a residential building only wants to be 75 feet wide at most. So there'll be no problem putting a row of those between Wells and the riverwalk.
Are the speed bumps permanent? I hope not. They work for quiet residential enclaves, but for a downtown artery speed bumps are a BAD idea, in my opinion.

Yes, they are permanent but they are speed tables, not speed bumps. More gentle and they are compatible with buses, trucks, etc.
If you are driving the speed limit at 25-30 mph you should not need to slow down while crossing them; if you are speeding, then you should be slowing down.

My favorite speed bump story is from Mexico. Anyone who's driven there knows that they substitute speed bumps for actual police enforcement of speed many places.
Driving back from Chichen Itza to Cancun one trip we were on surface streets part of the way and ended up driving past the Yucatan State Prison. I was gawking at the prison and only noticed a speed bump at the last second, screeching my brakes just in time as all the heavily-armed guards turned to stare at me. Talk about uncomfortable ...

My guess is that distance away from a Metra stop could play a big role in that. A ton of workers at companies such as this live in the suburbs. The fact that the nearest Metra stop is something like 3/4 a mile from just the most northern part of The 78, and basically 1+ mile to the heart of The 78. If you're talking about Ogilvie or Union Station then you're talking about 1.5-2 miles away. This wouldn't be as much of an issue by the way if Ogilvie and Union Station actually connected easily to something like the Red Line.
Needless to say, the 3 sites mentioned in the article are way more attractive, I think, because of this..
^ So it's not Discover? Interesting. I figured The 78 would be appealing to them since it's a somewhat more suburban/leafy feel than a traditional Loop highrise or even Fulton Market. But maybe they're not looking to move at all?
For Chase, it would sure be interesting to see them move. Two of the sites mentioned in the article are B-grade at best in my opinion... a sliver site next to a chilling plant, a dusty lot next to the Kennedy, etc. 130 N Franklin is probably the strongest of the bunch. Of course, we've been spoiled since most of the recent office towers have grabbed dramatic riverfront sites... 130 N Franklin is prefectly adequate. It's big and it has good access to CTA/Metra.
