Still think the sign was referring to their listing at the other end of Ivan Rand. The listing information talks a lot about the proximity to the Junction. Hopefully a good developer sees the opportunity. If there were some acceptable development plans for the site, I'm sure the city would connect Ivan Rand.

That feels more likely; things didn't seem to add up to carve up Urban Village like that.

The UV developer may have requested the signs taken down due to the confusion they were causing. I wonder if we'll see the signs pop up closer/on the actual site?

I don't go by there often, but one would think that there'd be signs up. Since the Junction Urban Village project started, I've often thought that property at the other end of Ivan Rand is just screaming for development. I'm sure we'll see it some day, and when it happens I just hope it's something decent.

Expanding Ivan Rand drive from GoodLife to Moncton Honda will cost massive fortune. First big cost would be a bridge over Jonathan Creek. The city and feds just recently spent over $5 million to fix the creek from Main up to the CN tracks. You'd be looking at millions more to place a bridge over the creek.

Another problem is what's lurking underneath the large parking lot. Pretty sure this soil would not be suitable to grow any vegetables for human consumption. So add the cost of soil sampling.

Then once you have all that cleared, how about the cost to acquire the land.

And for what? Look around the industrial area. Railway just a few metres away, very large Riverside warehouse across the tracks, car dealership on the other side, the grade of the land seems to be very low, it's just and ugly location for anything residential. If I were a developer, I would stay far away.

It is too bad that they didn't take future plans into consideration and make that culvert a hundred feet wider to accommodate another road in the future.
But that would've involved the city having some foresight. What would have been some relatively minimal extra cost would likely now be considerably more..

That said, the parcel of land is entirely accessible off Main Street via 1)Ivan Rand West. 2) Russell St. And 3) McWilliam Lane.


I would think Ivan Rand W would be best bet for access, if only because a 4 way traffic light could be installed to include Upton St for the school...

The culvert belongs to CN Rail so it's a private culvert. If the city wants one they are going to have to build their own. Which is the current situation that they are in now.

I don't believe Ivan Rand will be separated forever, but I also don't think there's any reason for the city to connect the street at this time. I can't see it happening until there's something concrete planned for the parcel of land that's for sale. If/when this property gets purchased, I just hope the development plans are decent.

Remember though that the road into the storage place was included in the culvert rebuild.

It's possible that a cost sharing agreement could have been struck.

Naturally it wasn't.

In the background you can see a second tower crane for one of the Weldon Street projects. A third crane for the second Weldon Street project is unfortunately hidden from this vantage point.

Is the building topped out yet at 6 floors. You can see it just peaking through near the second crane. Though the angle makes it look no bigger than building next to it.

Is Yuzu Sushi still open? Driving by yesterday, it seemed to be abandoned. I couldn't get a real good look but I thought I saw lumber laying around inside.
