Lendlease secures $360M loan for 1 Java Street tower in Greenpoint
The waterfront development will feature 834 residential units

With a $360-million loan in hand, real estate and construction giant Lendlease is set to build a new residential high-rise along the waterfront in Brooklyn's Greenpoint neighborhood.

Lendlease, which is developing the project with joint venture partner Aware Super, acquired by the 2.6-acre development site at 1 Java Street for $110.8 million in 2020. While initially envisioned as a 14-story building featuring 477 apartments and 12,000 square feet of retail space, the project is instead moving forward as a taller 36-story tower featuring 834 multifamily residential units.

“This financing is proof that experienced, creditworthy sponsors can secure debt financing even in uncertain market conditions,” said Lendlease portfolio manager Ben Byrne of the four-bank syndicate which provided the loan. “Leveraging the strengths of our integrated business model and partnership with Aware Super, Lendlease has forged strong relationships with financial institutions all over the globe, providing us with access to a multitude of capital sources who trust in our ability to execute.”

The project, in addition to housing, will include roughly 13,000 square feet of ground-floor retail space and an approximately 18,000-square-foot waterfront park connecting with the India Street Pier.

As a requirement of the Affordable New York Housing Program, roughly 30 percent of the new apartments at 1 Java Street are to be set aside for rent at prices below market rate.

Marvel is serving as the architecture for the project, as well as the interior designer for both market-rate and affordable units. Likewise, INC will be the interior designer for public spaces, and Creme will be the interior designer for townhouses planned on the property.

1 Java Street is planned to meet or exceed the requirements of New York’s decarbonization legislation, and is targeting LEED Gold, Fitwel and Waterfront Edge Design Guidelines certifications. Additionally, Lendlease is exploring the use of a geothermal system.

Lendlease, which will also build 1 Java Street through its construction arm, expects to complete work in 2026.

LendLease Secures $4M NYSERDA Grant For 1 Java Street In Greenpoint, Brooklyn

The New York State Energy Research and Development Authority (NYSERDA) has awarded LendLease a $4 million grant to complete 1 Java Street, a high-rise residential complex in Greenpoint, Brooklyn that will debut as the largest residential project in New York State to use a geothermal heat exchange system.

The development site occupies a 2.6-acre parcel and will eventually comprise five interconnected buildings. Designed by Marvel Architects, this will include a 37-story and 20-story tower with 834 rental units.

“Community thermal networks are an important step in scaling building electrification and helping more residents benefit from clean energy infrastructure that can lead to long-term energy savings,” said Donovan Gordon, NYSERDA director of clean heating and cooling. “Our support for this innovative project using the latest in clean heating and cooling technology will help us meet New York State’s climate and clean energy goals while reducing emissions in Brooklyn.”

The geothermal system will reduce annual carbon emissions from heating and cooling by 53 percent compared to comparable mechanical systems found in typical residential developments. The tower will also be fully electric, with no reliance on natural gas to generate energy, and is expected to achieve LEED Gold certification.

Together, these systems will ensure compliance with New York City Local Law 97, the central component of the Climate Mobilization Act. This bundle of laws aims to drastically reduce the carbon emissions produced by the city’s largest buildings by 40 percent by 2030 and 80 percent by 2050.

“1 Java Street presents us with the opportunity to establish a pioneering model for geothermal energy, aligning with New York’s ambitious climate goals, as well as our global targets of absolute zero carbon by 2040,” said Scott Walsh, development director and vice president for Lendlease. “Our decision to use geothermal was driven not only by the environmental benefits and cost savings, but also enhanced marketability upon completion.”

The building is on track to debut by 2025.

Is 1 Java Street part of Greenpoint Landing? I was under the impression that it was only the northern part of the waterfront.

nope, same as 77 Commercial Street it is a separately owned development.

Yeah thats the idea. Too much going on and its somewhat in the general area.

Could just be a general thread from the area, say changing the following:

Is there an active project currently planned for the big lot between the Eagle towers and the Huron Street towers? Big parking lot right in the middle, haven't been able to find anything on my searches.

It is for future phases of the greenpoint landing project. You can google 'Greenpoint landing site plan' to get a better idea of what it will be.
