A shame that Sheraton doesn't change ownership and update the exterior, and add some sort of rooftop element.

I think there is an ongoing interior renovation, a good start.

The Sheraton is ugly but it is what it is, which is a mid-tier high rise hotel in a good (not great) location. This isn't the Four Seasons or Rittenhouse Square. Until this hotel changes brands (or long shot, turns residential), don't expect the owners to pour money into an exterior facelift. For this hotel class, an investment of that scale just doesn't make sense. It's good that Center City has diverse lodging accommodations, even if we have to put up with less-than architecture. It's not like we're talking about something like this.

This photo is like the Logan Square version of the classic Independence Hall shot. It is similar because it showcases multiple different eras of architecture.

Fair points. My last comment about the Sheraton... to the extent possible, I wish the ground level could be opened up and less 1970s institutional, like what The Terrace project did on the Parkway. Would be an extra benefit for the several hundred residents coming soon across the street.

But I agree, it's a decent hotel, not a dump, in a good and improving area. The only way it would become a W or 4 Seasons is if ownership changed, otherwise not a feasible investment. In the end I'd rather see another luxury hotel in the former Family Court Building.

The angles definitely help a lot.

I think in this case, I appreciate the fact that the design is more intended to reflect the Cathedral and sort of “bows out” while still adding density to the area.

Does anyone know when phase 2 is targeting for commencement? I see that 20th and arch is back in play so any word on this? If it gets built it will really make the parkway standout even more than now IMO.

I hope the parkway get's a massive road diet or delete the roads have a foot/bike path. Would add value to the area and be justification for Phase 2 to be built.
