Didn't have a chance to look over every project but there are some adjustments needs to the list.

Completion dates need modifying on
Residences at Hotel Georgia
Rolston
HG3

The render should be removed for 99 W Pender as that render was shelved.

Panparama is 47 Nelson/10 Terry Fox Way so they can been edited out.

The Yale is part of the Rolston project so it should be combined as well.

I'll take another look later see if there should be any other edits. Keep up the good work.

Looks like the whole of Vancouver is under-construction. I'd love to get up there and snap a few, but I don't have a passport yet.

Thanks Hed for taking the time to put together such a terrific thread.

I love living in Vancouver and being an architechtural enthusiast, this forum and this thread in particular helps me enjoy it that much more.

Random comments:

I think "401 Helmcken" is "H+H" which is almost complete.

"Spectrum Towers 5" should read "47 Nelson St. - Colours"

Bentall 6 - add "745 Thurlow St."

There's a Hilton sign up for the hotel - so "Mayfair Hotel" should read "Hilton Hotel".

Richards Living is 1098 Richards.

You can add 1050 Expo Blvd. to the proposed list. I posted a render yesterday in the downtown thread.

Acutally colours and Specturm 5 are two seperate projects. Specturm five is listed as 151 W Georgia, but I beleive that address is wrong.

I've only started really paying attention to development in Vancouver for the past year or so and I guess that makes me a relative nooby in the Vancouver development realm which leads me to my point. Please can someone who lives in Vancouver please explain to me how the city can sustain and continue to grow its skyline of (according to emporis) 583 highrises completed with 54 under construction 21 proposed and 20 more approved. The city only has a population of 611,000 and a metro of 2.1 million. In comparison Boston has around the same population and density within the city limits and around 5 million more people in the metro than Vancouver it and only has 267 highrises completed, 14 under construction, 17 approved and 12 proposed.

Simply put how and why does a community of this size have so many highrise buildings?

There are a few factors at play here.
The first is the land issue. Vancouver and it's metro have very little available land to build on. Mountains to the north, the Pacific ocean to the west, and the US to the south.
The second reason are the ALRs( Agricultural Land Reserves). A lot of the remaining land in Metro Vancouver is farm land and cannot be developed.
Third is the cost of a single family home in Vancouver. The average price is around $1,000,000. You can get a two bedroom highrise downtown for a little more than half that. So first time buyers in Vancouver are drawn to highrises simply due to location and the relatively 'cheap' prices compared to a house.

As you can see it all comes down to the land crunch. Expect to see a lot more highrises and even a few skyscrapers in Vancouver's future.

I have been wondering something and I cant figure it out. Vancouver is this huge beautiful city with such a nice skyline, why are there no supertalls in the city? Is there a height restriction?

WOW I LOVE Vancouver it's absolutly stunning. Once I've got a passport I'm going to head up there
But like Chicagoguy, I'm curious as to why there are no supertalls........

Hopefully they can get some supertalls. They would definitely be a world class skyline if they added some 1000ft+ towers!
