do you think they will redesign wtc 5 or keep it the way it is. Personally, i think the design kinda puts a damper on the whole wtc project alone. I think they should think up a cool futuristic design for wtc 5. Thats just my opinion.

^^^The design that was released was later abandoned when JPMC opted out for 383 Madison in Midtown. There is no ‘official’ design as of now, but just talk and speculation as to what will be on the site; hotel, residential, commercial, retail, PAC, etc.

Downtown Development Official Injured at Deutsche Bank Site
David Emil, president of the Lower Manhattan Development Corp., broke his wrist as he was leaving the site Tuesday

January 26, 2011
By Julie Shapiro

Quote:
The cursed Deutsche Bank building fired a parting shot at the man who devoted the past four years to demolishing it.

David Emil, president of the Lower Manhattan Development Corp., slipped and fell as he was leaving the construction site Tuesday and fractured his wrist in several places, the LMDC said Wednesday.

Emil spent most of Tuesday in an emergency room and was absent from Wednesday morning’s LMDC board meeting because he may need surgery, an LMDC spokesman said.

"He’s obviously still thinking about the job, if for no other reason than [the injury]," LMDC Chairman Avi Schick told board members Wednesday, in apologizing for Emil’s absence.

Emil took an early retirement deal from the LMDC in December but has stayed on informally since then to oversee the Deutsche Bank project, an LMDC spokesman said.

The long-delayed demolition of the Deutsche Bank building is finally drawing to a close, with just one story of the former 41-story tower remaining. The $264 million project’s troubled history includes tens of millions of dollars in cost overruns and a 2007 blaze that killed two firefighters and resulted in criminal charges.

Once the building is gone in early February, the LMDC plans to sue contractor Bovis Lend Lease for at least $100 million, Schick announced Wednesday.

Bovis, which admitted to mistakes that led to the fatal fire, owes the LMDC at least $70 million for extra costs based on their negligence and delays, and Bovis must also return a $30 million loan, Schick said.

"We certainly believe we are obligated to get this money back," Schick said Wednesday.

The first $30 million the LMDC recoups will go toward economic development downtown, Schick said. The agency has not decided on a use for any additional returned funds.

Schick said the LMDC has also found instances of Bovis taking public money to pay their subcontractors but then pocketing the cash.

Meanwhile, Bovis has sued the LMDC for $80 million, claiming that they did not profit sufficiently from the job, Schick said.

"We believe the claim is legally baseless, and frankly, given what they’ve done, morally obtuse," Schick said.

A spokeswoman for Bovis Lend Lease declined to comment.

@STR, maybe you can make your own model of how Tower 5 should look like. A conceptual design...

130 LIBERTY Held for ransom

January 30, 2011

Quote:
The Lower Manhattan Development Corp. acquired the Deutsche Bank building damaged on Sept. 11 to engineer the building's removal and hand it over to the Port Authority of New York and New Jersey, but LMDC Chairman Avi Schick said that won't happen when the building is gone next month. Instead, he said, “there's supposed to be a land swap.”

Mr. Schick was referring to a formal agreement that was part of the World Trade Center master plan in 2003. It calls for the authority to get 130 Liberty St. when the bank building is torn down there and to give the WTC Memorial Foundation the approximately eight-acre site where the memorial and museum are being built.

There's no obvious reason for Mr. Schick not to hand over the property, except to use it as a leverage to advance the LMDC's agenda for the site's development. “Now is the time to do the strategic planning and thinking” for the site, he said.

LMDC board member Julie Menin said the Port Authority should be preparing a request for expressions of interest to build a mixed-use tower at 130 Liberty that includes a performing arts center, for which the LMDC is providing $160 million.

The Port Authority, however, plans to build the arts center on the World Trade Center site. It also won't begin developing the tower until 2013,
when its Vehicle Security Center is scheduled to be completed and the real estate market is expected to have rebounded.

At the very least, the impasse ensures the continued existence of the LMDC, which was envisioned to be temporary. But not all LMDC board members believe the group should operate into the next fiscal year. Ms. Menin said she does not plan to vote to OK its budget when it comes up for approval this spring.

Wow, I didn't even notice that.

I read in the previous posts that a Time Warner Center-kind of Building could be built on this site. Chances are high since that is a mixed-used building.

That's why I was hoping to see other perspectives of what should be built here.

Okay, I know Wikipedia is full of errors, illegitimate claims, and uncited information, but can someone confirm the status of the new 5 WTC. Wikipedia shows the site under construction. I suppose it should be currently labeled as deconstruction or perhaps, proposed.

Maybe I don't understand all the rules, but why wont 5WTC be bigger than that rendering (other than market pressures of course)?

It's what the Port Authority has decided on.

A Time Warner Center-ish tower would look great for this spot. I hope the final design looks great for this spot though, if that's not what they decide on.

I predict that Tower 5 will undergo a series of design revisions, just like the current New World Trade Center site. After numerous revisions and "back to the drawing boards", Tower 5 will commence construction long after the New World Trade Center site is completed.

Between Towers 2 and 3, the Hudson Yards, Brookfield, 15 Penn, etc., a lot of office space is planned. I see a high-end hotel/condo with retail here.

Any chance they could make it mixed-use? Not too familiar with the complexities of NYC zoning, laws, etc

Since it's part of the WTC, a lot of the zoning regulations don't apply, so anything goes as far as use or bulk. However, whatever is eventually built will probably be limited to around 700' in keeping with the masterplan.
