Really excited about this one! It's handsome and simple and a perfect addition to the area. Their price point is what will make it work--it's not downtown but it's in a spot where people want to be. It's the Independent without the bells and whistles.

Just a quick question...do you think we could reflect those projects who have approved site plans in the thread's title - replacing "proposed"?

I think the slanted crown is new, and I haven't seen a render of this one with the HGI next to it. I like the angled columns at the amenity level. This one really is a baby 70 Rainey, isn't it.

Same BS crappy parking garage screen as the independent. Looks OK in a rendering, will look like garbage in real life

they have added some nice details indeed..... let me add also, there is now a graphic ( white on white) in the parking levels that flows from the housing levels to the parking levels. ( vertical stripes) that didn't exist before. Just looking for brightspots!

Some units in this building have gone up for sale already -- Although I'll note that they're priced very high. The one I saw is $919 per sq. foot -- compared to a unit in the Austonian on a higher floor, that's $973 per sq. foot.

Not sure how they'll manage to sell these, but we'll see.

They might be testing targeting the market coming from CA.

I think it might surprise you. I'm confident they will sell quite well. Just think about it - this tower will have some of the best views in all of Central Austin.

The 555 Condos at the Hilton have their own issues, but the west-facing units have what are arguably the best views in the city -- particularly since they are surrounded by the convention center on one part, and 6th street on another. So two full sections which are incredibly unlikely to ever block the view.

All of that said, the pricing on those is far less than these. I think many would rather live in the middle of downtown near the W or Austonian, or closer to Seaholm/360/spring given it's proximity to Trader Joe's and Whole Foods. This project is almost in a no-man's land a bit outside of downtown, and mostly surrounded by state government buildings, and campus-adjacent buildings -- none of which have anything to offer someone living here. Essentially, even though they're in the middle of the city, there's not much that's easily walkable, at least within 5-ish blocks.

I would suggest you drive and walk the areas. It will be very different.
Will depend on the "life" you want.
While all areas of Downtown ( Central business District which both are in) will have traffic issues. Rainey is pretty congested and overrun now. Remember that Rainey will be very different once Covid is gone. Weekends are crazy... but if you want that..... it's your place.
The big plus Is the lake!!!!!! And that is a HUGE Plus.

Linden will be a less crowded environment ( except game days)
I live nearby.... the area will continue to grow and get more restaurants.
I think West Ave district is the new frontier. There is also rumored a large new Marriott brand on Lavaca and 18th.
The lake is a quick bike ride. And West 6th/Whole Foods is walkable to food and drink.

It will depend on the environment you want. And I'm sure there will be plenty of opinions on value. I do like the clean lines of the Linden . I also think value will be driven by proximity to Capitol, Dell med. .... plus the new courthouse across the street.

So... walk the areas. How "in the middle " or on the edge do you want to be?
