^Within 5 km there’s also St Paul’s, CMU, Assiniboine Forest (largest urban forest in Canada btw), Outlet Mall, and commercial strips on Corydon and Grant. Not quite walking distance but definitely within a 15 minute bike ride and the bike infrastructure is decent (especially for Winnipeg standards).

Not to mention that the Rose line will go through Grant and will have a guaranteed stop at CMU while providing 5 minute headways for frequent service. Once you get on Grant then there’s tons of amenities that one can access quite easily. Because the proposed Rose line reaches all the way to Transcona via Downtown one can commute pretty far to their workplace.
