Construction has recently started on the Steve Mariucci Beacon House near the U.P. health system hospital. The Beacon House will provide rooms for family's needing a place to stay while visiting the hospital. Rendering below:

^ Nice! I'm embarrassed to say I never realized that Mooch was born & raised in Iron Mountain (just like Tom Izzo). It seems like pretty common knowledge; I had no idea he was even a Yooper.

Yeah, they were both NMU Alumni. Mooch, was the QB for Northern in 1975 when they won the Division II National Championship. The year before, in 1974, the Wildcats went winless. Don't think any professional or collegiate team ever went from winless to champions in one year.

^ Thank you! I updated the status in the rundown at the start of this thread.

Traverse City -

Here are some more updates from my trip up there two weeks ago.

1. ELEV8, the new indoor rock climbing facility, under construction at 510 Barlow St. I still think the location is weird, and I wonder how the neighbors feel about having a 3-story concrete wall to look at out their backyard windows now -






2. New apartments at 224 E State St under construction. You can see foundations for a second, similar building adjacent to this one. All units are already leased; they can't seem to build them fast enough -




3. If you want a lesson in how NOT to detail a building, just walk by to the new Breakwater Apartments. It looks OK from afar, but up close, the quality of construction is abysmal. Disappointing, really, for something that occupies so prominent a spot downtown. The cultured stone is already chipped; this thing will not age well (sorry for the washed-out photos; the sun was not in the best position, but it was the only chance I had to get some pictures) -

TCAPS broke ground for its new Montessori School on a chilly, gray day last week (Thursday, April 15). The $21.7 million, 84,000 SF school will be built off of Franke Rd. (near West Middle School) and it will be open for the September 2022 school year. It is unique in that it will be the first public school in Michigan to be built specifically to adhere to the Montessori program & philosophy -

Sault Ste. Marie -

Work resumed on the new Soo Lock project this week, after a winter hiatus. Phase One work, which involves deepening the upstream channel to the Sabin and Davis Locks, will continue through November of this year. Phase Two work, which involves rehabilitating and stabilizing the upstream approach walls, will also start later this year -

Ludington -

The $12+ million "Lofts on Rowe" project breaks ground this week. I'm super-excited for this project that saves this historic industrial building from demolition. MCC does good work throughout the state, and this will undoubtedly be quite transformative for the neighborhood. If you can view it, MCC posted a short video on their LinkedIn page, here.

A major infill development could be in the works for downtown Marquette. Behind the iconic sandstone old savings and loan building on the corner of Front and Washington streets, Braveworks development group is proposing to build a hotel, residential units and a 220 public parking structure on what is currently a private surface parking lot.

^ Well that is exciting! Thanks for sharing. Can you imagine if this were to happen, along with Veridea Group's proposed redevelopment of the Flagstar / First National Bank Complex, right across the street?

The Fifth Third Bank Building in downtown Traverse City reminds me a lot of the old Savings Bank Building in Marquette. I wonder if the designers of the TC building drew inspiration from the Marquette architecture.

This one wasn't really on my radar, but a $10 million remodel (+ a $23 million property sale) is certainly worth a mention on here! The former Holiday Inn is now the Delamar Traverse City, and just in time for what is sure to be a resurgent tourist season -

The 309 W. Front St. project got a big boost yesterday with news that the Michigan Strategic Fund Board voted to provide financial support in the form of a $2.9 million Michigan Community Revitalization Program performance-based loan. The 91-uit apartment development is expected to generate a total capital investment of $25.3 million.

The board also voted in support of the new, mixed-use building planned at 7303 W. McNichols in Detroit, which is expected to generate a total capital investment of $10.4 million. A $1.25 million MCRP loan will be provided to that project.

Yeah, the interior looks practically untouched. Kind of a shame to lose that, but an occupied historic building is better than an empty one.
