Sterling Bay, which has more than $20 billion in its development pipeline, is set to build its largest tower with Griffin’s Citadel. It’s one of the few remaining opportunities to make a mark on Miami’s waterfront and a rare chance to work with one of the finance industry’s biggest titans, who will have the final say over plans.

A “beauty contest” among architects to design the tower is underway. The companies are also holding talks about what office tenants might join Citadel, as well as what restaurants might grace the first and top floors with their waterfront views.

“This is Citadel’s building,” Andy Gloor, chief executive officer of Sterling Bay, said. “One hundred percent they say who they want in the building, who they don’t.”

About half a dozen firms are currently drafting proposals for the Citadel tower, according to Gloor.

“It’s something that’s going to be happen over the next 30 to 60 days,” Gloor said. “It’s a global, not US, bake-off.”

The tower on the South Florida waterfront will be at 1201 Brickell Bay Drive. The new site could be as big as 1.8 million square feet (167,000 square meters).

“Sterling Bay is a leader in designing beautiful, state-of-the art buildings to meet the needs of the modern workforce,” said Zia Ahmed, a spokesman for Citadel. “We are thrilled to work with them in developing the vision for our new headquarters and believe it will transform Miami’s skyline.”

Plans on the building’s final size, amenities, technology and design are still evolving.

I suspect that Citadel will occupy a very small portion of this. They appear to be partnering with developers to build a tower as it’s apparently doing with 350 Park.

This is going to be their world headquarters, moving from Chicago. They even bought an office building for their main office to temporarily occupy while the new tower is going up. 350 Park isn't a done deal, this is. Maybe things would be different if 350 Park were immediately available, but it probably won't be until at least 2030. This site is shovel-ready.

When we have someone committed and willing to allocate space to make this happen, along with the investment already present with the surroundings, only increases the chances. This is a very prime area. 650 million invested will have to have a rate of return to make it feasible, and this tower or tower(s) will make it happen.

Further, the housing needed to house these future tenants or employees is already in the works. Developments within a radius of 1 mile springing 700-2000 units, often multi-towered. The framework is becoming reality, with many more in the pipeline.

They can call it their HQ, but NY will be the main hub. Wells Fargo and Bank of America have their “HQs” in other cities, but all of the top people are in NY, especially Wells.

I read that Citadel is only taking around 200k sf in Miami, so if they build a 1.5m sf tower, they’ll occupy a very small portion of it.

The buyer of Miami's first 100m+ residential sale is Ken Griffin. Not too related to the tower, but he's pouring big money into the Miami region.

I assume that this tower won't be very big. Miami doesn't really build 2m+ sf office towers. In fact, no US city other than NY does.
