I would rather see them modify the zoning bonus for affordable units in a way that makes it more appealing to developers.

yes, I believe so- in exchange for looser zoning that allows more density. The initial comment was that she wants "affordable housing on every project in the city" or something like that. A huge proportion of what is being built today is either single family rowhouses or 3-4 unit buildings. So much would be exempt from her proposed rule- and I think it's safe bet that anything that gets passed will be a compromise.

I apologize if this has been posted before (and for totally failing to get the link to be live - I tried). National Geographic is taking votes on projects to share $2 million. Germantown has a proposal to "...provide facade and structural improvements to significant 20th-century African-American historic sites." Vote at https://www.nationalgeographic.com/voteyourmainstreet

It looks so much better. The whole building is nearly finished now. They need to do this to the Doubletree on Broad. If anyone knows people at Hilton corporate, tell them..

This is a cozy development... should fit in nicely.

Mid-rise apartment proposal replaces tower plan for University City car wash site

Quote:
Plans for a high-rise apartment tower at the current site of the Chestnut Wash N Lube car wash in University City have been scaled back, with a six-story building now being proposed for the property instead.

The Philadelphia Civic Design Review board is scheduled next month to consider the revised proposal for the 4125 Chestnut St. site. The new plans call for 130 dwelling units and 8,800 square feet of ground-floor office space, along with a public outdoor “parklette” and a green roof, according to a presentation posted Wednesday to the board’s website.

Apartments, preschool and offices to replace lot and vacant homes in West Philly

Quote:
Affordable housing developer Mission First Housing group is planning a complex of apartments, shops, offices and early learning classrooms that will cover an entire West Philadelphia block at 59th and Market Streets.

The New Market West project is to include 41 dwelling units, nearly 68,000 square feet of office space, 13,700 square feet of ground-floor retail and a 10,000-square-foot early childhood education center, as well as a 3,700-square-foot community room, according to a presentation posted online Wednesday to the website of Philadelphia’s Civic Design Review board.

Commercial tenants are to include social services provider ACHIEVEability, which plans to move from its existing location on 60th Street, north of Market Street, said Mark Deitcher, Mission First’s business development director. Narberth-based Montgomery Early Learning Centers chief executive Ann O’Brien said her company is in talks with the developer to occupy the classroom space.

I've been hearing about a project at 59th and Market from a source for a while, but this is the first I'm seeing of it. This looks like an amazing project that will do wonders not only for that stretch of Market, but also for the 60th Street business corridor! I'm surprised that the units will be affordable though. From all that I had heard, I was under the assumption that they would be market-rate. I had doubts that 59th and Market could support high rents in the first place, however.

4125 Chestnut is disappointing! I have to applaud it for density added to Chestnut, but I am not a fan of that design. It looks too similar to the crappy student housing that replaced the formerly gorgeous twin homes further east on the 4100 block. Also, is that surface parking lot part of the development?!

^zoning bills were passed and property was conveyed for the 5900 market project in recent months. It was definitely an affordable housing type of project. There is no demand for market rate that far out. As long as it turns this block into something viable I am all for it.

So, I live right at Liberty Square at 2nd and thompson/girard. I was wondering if anyone could explain why construction of a project like this is taking so long. It doesn't bother me, but it seems like its going to take 5 years to complete.

On any given day, I can only see approximately 5 people on the site (yes, perhaps an exaggeration, but its so few!).

It's been a year since they started on building 1 and that's not finished. They are currently laying the steal for building 2. I understand there's a structural issue here since it has basement parking on the whole block...but it seems like from start to finish to build three 5 story buildings using 5 people, the whole project is going to take a total of 4-5 years to build...not to mention the 2 years prior of site prep.

And I'm not here to complain. The questions I have are...

1. Why are there so few people working? Wouldn't they want to get this thing done?

2. Why would they want to go slow? Don't they want to start earning rental income asap? Especially in a rental market that is becoming saturated?

3. Is the speed a result of Philly's incredibly low land taxes? Essentially making it free to sit on a project or take their time?

I should also say that it's been this pace since the get-go...it's not like it slowed down one day because of a rental report or some other news/event.

^ this bill is a disaster and would basically halt market rate development in north Philly and elsewhere, maybe the goal?
