Mission Bay spreading its wings a bit further, as it looks like Kaiser Permanente is trying to build a 200,000 sf medical office building along Mississippi between 16th and 17th...just west of the freeway and across 16th from the planned Daggett Triangle residential project.

The developer on the project owns a total of four properties spanning most of that block with the exception of the Missouri St. frontage, and is also proposing 200 units of housing fronting on 17th to be paired with the Kaiser facility fronting on 16th.

Most of the property in question is currently a warehouse for the COR-O-VAN moving company. They handled much of the early UCSF equipment moves from Parnassus down to Mission Bay.

this is from over this last weekend, sorry it's taken me a couple days to post. almost all the windows are in on phase I of Madrone:

over in the northwest corner of MB, they're still wrapping things up... seems about all of the planting is done in the southeast section. there are two lens-shaped patches between the curving sidewalk and the roadway - you can see one in the middle distance, and part of the other peeking in from the left side of this shot. I think both of them dip into a sort of shallow valley, I suppose to catch rain runoff:

this pic was taken a few feet to the left of the previous one and shows more of the other patch, with the center of the roundabout beyond:

speaking of the roundabout, the trees in the center have turned a nice deep red color. they still hadn't closed the holes in the streets yet; you can see the orange cones everywhere (this taken from the north side):

the combo of this and Daggett Pl will drastically improve the main gateway into MB from the west

I think it makes sense to build it there, but I don't totally understand what's so wrong about Oracle Arena, it seems fairly nice to me.

I would love to see a beautiful arena in MB, mainly for the added benefit of having a large first rate concert venue in SF, etc. It would certainly pump additional life (mostly great though sometimes not) into the area.

The Chron did an article over a year ago about this as well.

"Any new ownership group would be foolish not to look at San Francisco. In the mid-'80s, then-Warriors President Dan Finnane commissioned a study to determine the financial effect of moving to the city. The result was a 30 percent increase in value and revenue.

Today that number would only be higher. The sponsorship opportunities would be much better, the potential for selling premium tickets would be higher, and selling the naming rights to the new arena would be a cinch."

a Warriors arena in MB does seem to make sense for the team and for the area, a nice fit.

in walking around the neighborhood today, the northwest roundabout area is still not open, weeks after the 'opening' ceremony, but I think we're getting close. during the week there had still been heavy equipment on-site, but now the holes in the streets seem filled in and the cones were mostly cleared. I have noticed, tho, that the streetlights don't come on at night yet. looking east from near the RR crossing:

one curious thing to me is that, included in all the fencing that has gone up around the perimeter of the site, is a gate that allows for the (interim) connection to Channel to be closed off. I had assumed that if they were going to the trouble of putting in the connection, it would just be open. I think you can make out the fencing in the middle distance:

on the southeast side, they have also erected new fencing and cleared away most of the debris and leftover materials:

they'd also installed new fencing leading from the roundabout along the axis of Mission Bay Blvd, which makes me wonder if maybe they're thinking about opening a pedestrian walkway through there. would be a welcome improvement to circulation if so, since there is no good east-west path currently. looking eastish:

at the other end, at Fourth and Mission Bay Blvd, they were digging a hole, don't know what that's about:

over on block 2, pile-driving continues, having moved mostly over to the east side of the block. looking north along Third earlier this week:

block 3 is in pause after the test piles.

down at the hospital site, something that might not be very visible from the webcam is that the Third St side has started looking more solid with the installation of some skin! the lighting is not the best, but looking south:

Glad to see some skin going up on the hospital. The building is so large that it'll be a challenge to keep it interesting and interactive, but still looking forward to the finished product.

couple of possibly interesting developments that I noticed on a stroll this morning...

first, they were putting in more windows on the north side of Madrone. I have no idea whether that means anything connected with their commitment to starting phase 2 of the project, but I'm happy to start wild speculative rumors.

speaking of speculation on thin evidence, I also noted new (green) fencing going up on the Third St side of the future public safety facility, and what might be a construction trailer - which could mean we'll see some actual construction happening there soon. there was also a surveying crew on the far corner, not sure you can really see them in the shot. (Cirque du Soleil is in the background.)

hm, and while we are throwing conjecture around, I wonder if the surveying crew could have something to do with realigning the block-long section of Mission Rock St east of Third. currently it angles a bit to the northeast, I think to make it intersect at closer to a right-angle with both the old Fourth St and Terry François Blvd. but in maps of future MB, that section seems to show as due east-west, and I wonder if that will be carried out in conjunction with the fire/police building, which is on its southern side.

and over on the Recology Triangle, and back in the land of actual happenings, they look to have pretty well cleared the parcel and to be ready to start putting stuff in place soon (sorry for the poor quality of the photo, was taken from a moving train thru a dirty window):

I'm commenting because I want you to know how great this last photo update is. I am enthused beyond enthusiasm!!! There is always a way to get a thread going and the best of them is the photograph

I remember when I used to go to this club called Mission Rock, so obviously this area has changed dramatically since then. I'm glad to see this part of the city moving ahead and making good use of this prime real estate opportunity, for the community and the investors. It's a win/win for all parties!

As part of a compromise to get rid of the planned mega-yacht marina at Rincon Park, the America's Cup organizers have been given development right to Pier 54 in Mission Bay. This is almost right across Terry Francois from the Commons...there is a complex of two piers with Pier 52 being a small public access boat launch and Pier 54 being a larger facility with warehouse and maritime operations.
