No, it has nothing to do with UIC. ComEd is using those parking lots to stage their Chicago recovery efforts after last week's storm - there are lots of crews, vehicles, equipment from out-of-state.

I dunno why they picked these lots specifically, but they are about as close to the city center as you can get. Easy access to all expressways.

That is correct - the long-term planned, new U of I hospital will be located directly south of this outpatient building that just broke ground - it's shown on UIC's 2019 Final master-planning documents.

Plan Commission approved a new TOD at 1140 W. Erie, 113 apartments... that second image is music to my eyes. Love seeing our Parisian boulevard Ogden Avenue get lined with proper urban buildings! Gotta get rid of that damn Ohio Feeder interchange though.

There were a bunch of building permits issued on Tuesday for 52 new townhomes (with amenity building) on the 4200 block of W Belmont where there is currently a 1 story Family Dollar and another 2 story building next to it (and probably the parking lot next to that). There were also 2 more permits issued near there part of the same development for 1 building of 9 units and another of 6 units - both on vacant lots. This is about a half mile west of Milwaukee Ave - 119 total parking spaces. Developer is Noah Properties

The development is called The Avondale. Typical type of "urban" townhome design for Chicago:

Sorta sad to see a perfectly good industrial building bite the dust, but great to see this sort of infill in the neighborhoods.

Thank You ! - the current picture is old - that building has been converted to a rubble strewn lot now ;-)

Actually, the current 1 story warehouse buildings along Belmont have already been demolished. The whole parcel is now ready for development. Speaking as someone who lives less than 2 blocks from there, I'm thrilled to see more new condos and townhomes about to be constructed, even if the design is less than ideal. This stretch of Belmont needs work, and this project should greatly help that process!

People are realizing that, even though this area is still a light industrial/warehouse area given the train tracks running through the area, it's still a pretty easy commute into the Loop area, given the frequency and 24 hour service of the Belmont bus and the Blue Line station being a bit more than a mile away at Kimball. The nearby Tony's Fresh Market on Belmont a few blocks west and the Windy City Produce just a block north at Pulaski/Milwaukee helps greatly as well.

Aaron (Glowrock)

edit: I see Harryc just beat me to the punch on the demolition that has already occurred.

I agree, not sure what we're gaining from a streetscape perspective

Meanwhile, there are plenty of shitty big box formats with large parking lots that I would much rather see gone

^ Get rid of the Ohio Feeder ramp?

That's like the only auto access to River North from the Kennedy. I don't see how that would ever be a good idea

Not like, get rid of it entirely but it could be a lot more compact. We don't need giant balloon ramps with a 65mph design speed. IDOT rebuilt one of the ramps a few years ago, missed opportunity to tighten up the ramps and sell off land to help rebuild the neighborhood. That half-mile stretch on Grand from Halsted to Racine is just brutal with the expressway on the north side.

In the area there's the Planet Fitness at Belmont/Pulaski (Former Jewel Osco, I believe), the suburban style center with the Tony's Fresh Market at roughly 4700 West Belmont, and that's essentially it for the immediate area. There are certainly some larger big box type centers clustered along the Kennedy, and also a few down around Pulaski and Fullerton, but I believe the ones along Pulaski are probably brownfield sites with limited residential capabilities due to former industrial use.

That building to go up on Erie and Ogden certainty looks better than those townhouses. Agree at least some of what was knocked down looked totally fine. Still positive to see that type of development there.

Also that future affordable housing building with 100 units on a vacant lot right near the Logan Square blue line scored new construction permits the other day.
