Reconsideration for 18 Trainor Street (PID #s 889873 & 388199)
Here is a few excerpts from the Planning Board Meeting on 18 Trainor St.:
- The focus for tonight’s discussion is to determine if Council erred procedurally and whether this would trigger the ability for Council to reconsider the original decision.
- The appellant, on behalf of the neighbourhood, submitted a reconsideration request to the Planning department. Upon reviewing the request and the concerns that were raised, the overarching concern was focused on traffic. Staff commented that these items were reviewed and unsubstantiated and that these would have to be set aside and focus on the other procedural issues.
- The City’s alleged failure to align with planning principles and other alleged substantive errors or omissions stated by the appellant were not considered procedural defects or irregularities that would trigger a reconsideration. The validity of these issues are best dealt with an appeal to IRAC.
- staff indicated that they have as-of-right development with access to Trainor Street even if the lots were not consolidated. Mr. Zilke confirmed. Councillor McCabe noted that Council approved it because it seemed like a straightforward and simple application; and that it would fit the community better in terms of having three (3) smaller buildings versus one huge building. Councillor McCabe commented that it was one of the reasons for initially supporting the consolidation.

To summarize, Mr Barrett's threat to go to IRAC is a waste of money and time. There were no irregularities in procedure and traffic was and is used by the NIMBY's to spoil the opportunity for apartments for new residents in the area. It will be awhile before we see this development take place.
This is before the Planning board with several for and against. Those opposed are using the old traffic argument and
impacting the WR schools overcrowding. Any port in the storm to oppose it!
Lots going on here. The office is coming along and the warehouse next to it is being closed in. The two other buildings in behind are having their steel put in place.
Everything is closing in here and with winter coming, things should move along
quickly. Once these are completed, and at East Coat trucking, we may see more being done at Richmond St and St Peters Rd.
This sign is located on the vacant lot in front of Coast Guard building on
John Yeo Drive. I haven't seen any permits as yet.
It's filling in fast in this area!

How many units are there in this development? It looks very large.

2 apartments buildings containing a total of 186 units. The recommendation from the Planning & Heritage Committee encourages the Planning Board to reject this application. I suspect it might go as it is in a good area for development. There are some NIMBY letters but they hold no impact on it not being approved. The only real issue is with Maritime Electric regarding drainage but that can be fixed. Time will tell!
With the relocation of an expanding library to the Dominion Building, there had to be a redo of the entrance to the library to separate the entrances from the condo entrance. Work is well underway.

Is Leons expanding?? It appears to be!
They just moved to this location in the last 6 months and they are expanding already. They currently occupy about 40,000 sq. ft., I wonder how much they are adding on?
Business must be good.

I know that Habitat for Humanity is moving into the old Sears building. I have no clue what space Leons is expanding into. I had to take a second look at this when I seen it on the Permit Approvals so we'll have to wait and see.
I work in the old sears building and I think Leon's and habitat are splitting the last front spot. I assume habitat will have the new entrance they cut in the front wall. Leon's I think is using the other half of that space for a dicount area..
