St. Louis is rolling right along in project announcements and updates over the past few days. Here's another one...

Melba Theater Redevelopment Moves Ahead...

The mixed-use development announcement brought joy to many people as this building has been seen as a lynchpin for future development in the area. And with Garcia having a track record of getting things done, there was hope to believe that the redevelopment would take place.

Garcia then went and applied for Historic Tax Credits from the state of Missouri and because of how the HTC office was gutted, the process took longer than they had hoped. Today, Garcia announced that they have received the necessary approval for the tax credits and are ready to move ahead on the redevelopment of this building.

Low-rise infills are worthy investments, sure, but these sites could use some residential TOWERS.

Why is metro St. Louis so afraid of towers?

Again, I can appreciate the level of investment happening around the region - particularly in the city - but it's time to scale up.

I recently passed through Nashville and the construction of towers - in addition to other developments - was impressive.

There's no reason why St. Louis can't duplicate.

Again, I can appreciate the level of investment happening around the region - particularly in the city - but it's time to scale up.

There's no reason why St. Louis can't duplicate.

One would think it's land prices in the city that make it easier for more sprawled developments.

I personally also think it may be a thing about STL that will take longer for developers with bigger pockets to overcome before they come in. Also, look at the demand and economic explosion of Nashville versus the city. Is STL on an upward trajectory? I think so, but nowhere near the extent of my hometown.

Nashville is growing at the moment and St. Louis isn't, so not sure who would fill a bunch of new skyscrapers. On the other hand, outside of downtown/midtown Nashville has a long way to go to match St. Louis' urban landscape.

That last bit is something that makes St. Louis an absolute gold mine for redevelopment & rebuilding the street environment. It's one of the things I really love about STL and is a major key to rehabbing itself from decades of decline.

Nashville was always a modest city for so long and its success of the last decade and a half is finally giving it the "bigger city" built environment the core has really lacked outside the immediate downtown core.

Another small building, but here is agtech firm Benson Hill's new HQ building at BRDG Park in the West County agtech corridor.

Clayco finished this pretty quickly.
