Moon Tower (?)

Anyone have any insight on who may have bought land at 811 N 3rd St? I can't recall if this relates to something we have already heard about for that location. The listing on Loopnet was modified this month and is no longer listed for sale.

I noticed there is also a fact finding filed with the city for something called Moon Tower at that location, but the document has no details or description.

This is the proposed location for the Meow Wolf Hotel

I'll believe that when I see the parcel change hands. The County is slow to update but if it did in fact sell it'd be in whatever public record that's in.

Looks like a crane is up for Portrait on the park and the Maricopa County Hospital Expansion.

I have a friend who lives in that Portrait building and I must say at that price point it's a really nice product. Glad they are building more.

Glad to hear that. For the past few weeks, there was hardly any activity onsite. Was starting to think bad thoughts. This epidemic has me on edge. So glad it's not affecting any of our developments yet.

Yeah. 200' tall, big ol' boye. It will come at the expense of the existing tower but be much, much larger.

Me too, I’m thinking about moving there with their 2 months free, very spacious units compared to a lot of other places.

I was interested until I learned that they offer day-to-day rentals on Sonder, just like The Stewart does. Major turn off.

Sounds like just about every apartment complex downtown is a no-go for you, then.

Could be a good selling point, though.

I'd gladly pay more rent for a unit in a building that doesn't AirBNB/Sonder etc.

Who goes to Phoenix in the summer? I imagine they're quieter than other complexes.

You might be surprised. Summer pool parties are definitely a thing at most of these places without the AirBnB effect, I'd bet that these places are often rented specifically for parties.

Eh. A building that that has 1-2 units for AirBnb is not a deal breaker. If there are many units, then it's a problem.

The places I would want to live downtown don't do this (to my knowledge): The Link, The Ryan (at least not yet), Broadstone/Weidner Roosevelt Row.

Boutique hotel with some retail/bars opening Labor Day weekend at 4th Ave and Camelback. It’s neighbors with the Newton (Changing Hands, etc). Despite the lack of tourism at this time, I imagine they might throw some local deals around, looks pretty nifty.

Not sure how a three story building with a rooftop bar is a "tower". I stayed in the hotel in the mid 70s a couple of times while in town on business. Looks like it will be a bit more upscale than it was.
