Not sure if anyone regularly reads Brownstoner but the site hasn't had an update in 3 weeks. Anyone know what's up?

Just cleared my cookies.. that fixed it. I thought it might be that. Thanks for the reminder. No idea why it decided to just stop at the end of January though. I hate computers sometimes.

its between grand concourse & moshulu
these will be half market/half neighborhood median income

several similar new people box apt bldgs going up around nearby -
& all over the bx really

General Development Project: Revamped Pedestrian Space In Financial District

One of the first in a slew of proposals to revamp pedestrian areas surrounding the New York Stock Exchange has landed in front of the Landmarks Preservation Commission. This phase of work pertains to the construction of new concrete seating and planters near the Fearless Girl sculpture, Federal Hall, and along the intersection of Broad and Wall Street.

The proposed bench locations depicted in the proposals represent those which the Downtown Alliance could complete based on existing stepped curbs, security apparatuses, and checkpoints. The rounded benches would rise 17 to 19 inches above ground and are comprised of light gray concrete.

From The Alliance for Downtown New York and WXY Architecture, the overall scheme focuses on expanding walkable areas of the Stock Exchange District through a vast elimination of raised curbs, the installation new lighting systems throughout the area, and simplification of existing security infrastructure. Most of all, the goal is to create a downtown destination apt for both tourists and New Yorkers.

The grand scheme has also captured support from the New York Stock Exchange, Community 1, the nearby Trinity church, and New York City officials.

“In any other city this would be ‘the corner,’ ‘the place,’ and it should be an area that New Yorkers are incredibly proud of,” said Jessica Lappin, president of the Alliance for Downtown New York in a promotional video publicizing the plan. “This plan would help bring that to light.”

Often referred to as The Downtown Alliance, the organization manages the Lower Manhattan Business Improvement District and provides supplemental services including sanitation, security, economic development, streetscape and transportation improvements, and targeted marketing.

The proposed site is located at 1620 Cortelyou Road and currently supports a mix of commercial businesses including a Key Foods supermarket, a laundromat, a take-out restaurant, and a small deli.

While the documents do not confirm the design architect for the project, the applicant credited to the development is Tony Doleh, representative for 1600/20 Realty CorPlans include 9,560 square feet of ground-floor commercial area split between a new grocery store and a small retail component.

The cellar level of the structure includes parking accommodations for 44 vehicles with an entryway on 16th street.

The residential component will occupy the second through ninth floors, spanning approximately 73,402 square feet. This includes a mix of seven studios, 52 single-bedroom units, and 26 two-bedroom units. Out of the 85 total apartments, 25 percent will be designated affordable homes for households earning 40 to 60 percent of the area’s median income.

At this time, the Department of City Planning’s Environmental Assessment and Review Division has determined that the project would not result in potentially significant adverse environmental impacts. Pending approvals from the Department of Buildings, the development is expected to be completed by 2022.

More than 100 apartment units will be added to the city’s tight housing market by a Stagg Group project in the Bronx.


The firm, led by Mark Stagg, plans to construct a nearly 110,000-square-foot apartment building at 1073 Summit Avenue in the Highbridge section, according to an application filed with the city’s Department of Buildings this week.

The project will sit between West 165th and West 166th streets, near the Major Deegan Expressway. The 10-story building will have 105 units, community space and parking for 71 vehicles.

Stagg and Jay Martino, the firm’s senior vice president of construction, did not immediately respond to requests for comment.

The Stagg Group is known for building affordable apartment complexes throughout the Bronx and Westchester County.
