They're starting to frame the 12th floor. So another 2/3 left to go.



The view west down 9th Street. There's a kind of an interesting step down effect between TCW, ProAmerica and Market Lofts that's almost symmetrical. 717 Flower - which you can see starting to peek through - will interrupt that, but it will add a whole different dimension of color with it's green glass. 717 should be appear about as tall as TCW from this vantage point.

What is everyone's opinion on this building? Do you guys like the design or not? I think by looking at the renderrings, I like it alright. Just that huge podium I could do without.

^It's hard to tell from the render, because it's fairly low-res. I'm not the biggest fan of the tower over the podium design or the corner balconies, but the water feature and the slow change in the color of the glass might be cool.

The jury's out until the finished product is visible in my book.

^ Agreed. I wish there were more renderrings available but I guess we'll just have to wait and see what the finished product looks like.

It is now coming along quite quickly, isn't it?

I am curious whether there be commercial retail units at grade?

I also have an ongoing curiosity as to why there seem to be so many instances of new towers in the United States that have above-ground parking podiums instead of underground parking. At first I thought it might be a region-specific trait, but a casual survey over many months on this forum seem to illustrate that it is quite common. I raise the issue because in my own experience in Vancouver, Canada, the parking podium is virtually unknown. Indeed, in the City of Vancouver it is law that all new parking must be underground and the parking podium is an illegal built form.

What is the rationale for designing parking podiums in the US context?

I have no idea why podiums are popular. Must be cheaper, otherwise they wouldn't do it. Im not a fan. Sure they add height, but sometimes they are just poorly covered up. As long as they have ground floor retail, it cant be too bad I guess.

Hopefully this parking podium will be covered up with glass. I can't tell from the rendering whether or not it'll have glass.

Great progress, though. One floor is constructed every week. Nice.
