I presume it will still be the 1700 units, in both 52 towers? I hope its not just one tower but the duel component.

Good news overall. Came as a suprise... finally it will rise! I remember years ago going to the site and it was just a hole in the ground, its been a while.

Mayor’s Twitter says there will be a Target in the base. Not bad!!!!!! Would love to see a Trader Joe’s, but I’ll take the Target.

560 and 580 Marin towers are getting ready to breakground soon. I wonder if its the rising interest rates that are pushing developers to go now while rates are still low.

Updated 1st post of thread with your list (post #1206).

Q3 is right around the corner. First the Q1 update, now Q2, rate things are going, another update is in store soon.

Jersey City continues to be Jersey Strong and has controlled the NIMBY virons... the NIMBYS are at the bottom of the Hudson with piece of rebar strapped to them, Sopranos style. NIMBY-Zero policy.

Maybe this one: 417 Communipaw Avenue and 139 Woodward Street

construct a residential complex with 17 stories, consisting of (i) a maximum of 420 residential units (of which 21 units will be Affordable Housing Units); (ii) a 22,000 square foot recreating center to be dedicated to the City; (iii) 40 surface parking spaces to be dedicated to the City; (iv) a 14,000 sf retail component, no less than 40% of which will be designated as retail incubator space for minority, women and veteran owned businesses; (v) approximately 20,000 square feet of public outdoor space to be owned and controlled by the Redeveloper-Applicant; (vi) the installation of improvements along Woodward Street; (vii) the adaptive re-use of the Steel Tech Head House together with certain other on and off site improvements.

I think it's that project by Berry Lane Park that has the NIMBYs upset. This is one of the rare times where I like the NIMBYs proposal more than the developers. It's same density, better site design, but not as tall. The selling point to me was the site design. However, they're idiots for advocating for smaller units than the developer's plan. Only way to get developer buy in is if the SQFT/units is more than what they're proposing.

Project Update: 120 Storms Avenue

During their August 9 meeting, Jersey City’s planning board unanimously approved a proposal for a large surface parking lot at 120 Storms Avenue. Jersey Digs reported on the initial proposal early this year shortly after it was submitted by a Secaucus-based company named Cobalt Homes.

The property sits at Storm Avenue’s intersection with Nevins Street and is sandwiched between the busy thoroughfares of Bergen Avenue to the west and Monticello Avenue to the east. Jorge Mastropietro Architects Atelier has drawn up a plan that will see an eight-story development with a tiered design on the site that rises 93 feet at the tallest point.

The complex is set to include 101 residential units breaking down as 19 studios, 75 one-bedrooms, five two-bedrooms, and two three-bedroom spaces. 20 of the apartments in the future building will be set aside for affordable housing, with 16 of them designated as “workforce units.”

The development, which falls within the McGinley Square East Redevelopment Plan, was granted several variances during its approval related to deviations from parking minimums and an additional three additional feet in building height than is allowed under current zoning.

A former rail line along 10th Street in Jersey City could soon be completely revitalized as the developer behind the Newport neighborhood has been given the go-ahead to bring a third building to the fringes of Hamilton Park.

During their August 23 meeting, Jersey City’s planning board approved an application from Newport Associates Development for 535 Monmouth Street. The vacant parcel, spanning just about three acres, is situated atop a former railroad embankment that runs along 10th Street.

Dubbed the Rampart House, the L-shaped building will rise seven stories and just over 67 feet. The entirety of the complex is slated to include 246 units that skew smaller, breaking down as 17 studios, 203 one-bedrooms, and 26 two-bedrooms spaces.

The building will sport an industrial look in keeping with the area, utilizing grey concrete, brick, and aluminum framing along its exterior. A weathered steel finish will be featured where the development’s first floor meets the existing stone embankment.

Rampart House will complete a three-building renaissance along the former 10th Street rail corridor, as LeFrak has already built the Embankment House and the Revetment House atop the other portions of the former railway. The final phase falls within the “transition district” of the Jersey Avenue Tenth Street Redevelopment Plan and did not require any variances from existing zoning.
