Its as of right. The site or parcels previous owners did not have any sort of public connection or functionality. Also, the parcel is not landmarked. NIMBYs can't touch this.

Even sites like Sutton Place was as of right. Its not the NIMBYS that killed it, but bad loan agreements with Gamma. Stuck in the financing limbo.

But hopefully that too will rise down the line if Extell or Vornado buys it. Super tall potential is high with that site.

I liked the first, less-obvious, dignified, cor-ten-steel-looking version
of 303 E.44th better . . The most recent, amateurish version . .
with intermittent open-floors . . separating vertically stacked boxes . .
looks sorta ridiculous . . . . Well, because, . . as mentioned in above article, . .
the in-between, smooth, amorphous, white support columns, . .
look "like chewing gum" or thick glue, . .
stretching between boxes . . being pulled apart . .
It looks cheap & will get grimy . .

But, it hardly matters if a 600 ft. building in Midtown . . gets a little "jokey" .
Its awkward naivete can be a bit refreshing, considering . .
. . weird Junior is just having fun, building his little mess . .
I mean, it's not as if, . it's 800 feet tall, right next to the ESB . . or a . .
12 hundred foot stack of toy blocks . . in the middle of the WTC . .
Then it would be a more serious ego-maniacal delusion . .
that we were dealing with . . which might necessitate a more serious response . . .

But this here, . . hey, what the hay . .
Let creativity splat out another mildly amusing turd . .
Look at 'em do the Watusi, swinging those hips . . (in Chris's post yesterday)
see 'em up there, in the diagram of this thing . . They are SELLIN' it ! . .

Hail noble inspiring Deco, . . you barely got started here . .
Oh futuristic Modernism . . why do you not offer us . .
much more of your visionary greatness . .
But I suppose, all of this could be much worse . . never mind . .

“The condo market has been softening. We’ve decided to ride it out,” he said. “[The pricing] is going to be pretty high up there, and that market is not as strong.”

Until then, Triangle Assets plans to continue renting out the two existing buildings on the development site. Stavrach said 305 East 44th Street, a four-story residential building, is already leased. The company is still working on finding a commercial tenant for the three-story building at 303 East 44th Street next door.

The developer had filed demolition permits for both buildings in February 2016, but one rent-stabilized tenant refused buyout offers. Triangle Assets filed an application with the New York State Division of Housing and Community Renewal in January 2015 seeking approval to evict the tenant but ultimately abandoned the fight. Stavrach said the tenant still lives in the building.

Work Appears Stalled For ODA-Designed 303 East 44th Street In Midtown East, Manhattan

Today YIMBY has an update on progress, or lack thereof, for 303 East 44th Street, situated along East 44th Street between First and Second Avenues in Midtown East, which is tentatively set to stand 600 feet to its rooftop. The tower is being designed by ODA Architects and developed by Triangle Assets, with 44 condominiums spanning between 1,000 to 2,000 square feet apiece. Renderings were revealed nearly three years ago in 2015, however, since then, there has been no clear progress. The site is still home to two small red buildings, one of which is four stories tall, and the other standing three stories. It is unclear when they will come down, but it is most certain that they are still standing.

When complete, the units inside 303 East 44th Street will take up about 88,000 square feet of space throughout the skyscraper, divided by a series of sculptural, organic voids and flaring columns that form private outdoor landscaped terraces overtop the city. They create the illusion of lifting and floating of each glass-enclosed section of condominiums, and the massing and height of each section gets smaller towards the top of the flat roof.

Completion of the tower was anticipated for 2017, but since the current two low-rise buildings on site have not been demolished yet, that date is for now uncertain, and the entire design may be slated for change if the current version has not yet left the drawing board

Photos by Tectonic show that demolition preparations have yet to commence on the two buildings occupying the plot. The storefront on the shorter three-story edifice looks as though it has been vacant for a considerable time, while the adjacent four-story building still displays banners advertising apartments for rent.

As rendered, 303 East 44th Street would be an exciting addition to the Midtown skyline. A futuristic deconstruction of the contemporary all-glass skyscraper, the massing is composed of a slender stack of reflective glass segments of varying heights separated by narrow funneled columns. These white-colored divisions feature an abstract form reminiscent of naturally eroded rock, and make way for open-air terraces.

The site is a short walk from a number of transit options at Grand Central Terminal, which offers access to the 4, 5, 6, 7, and S trains as well as the Harlem, Hudson, and New Haven commuter rail lines. The address is also less than a block away from the United Nations complex and FDR Drive.

It is unclear as to whether ODA’s vision for 303 East 44th Street will be realized and built in the future, but YIMBY will keep an eye out for any sign of activity.

Maybe a sign of demo to come...

Some latent NYC projects have restarted within the last quarter, so hopefully something will rise here eventually.
