Crescent Heights Proposes 50-Story Tower At Entrance To South Beach (Again)

Developer Crescent Heights is once again proposing to build a tall, Arquitectonica-designed condo tower at 500 Alton Road.

It would replace an approved plan to build a much shorter apartment project, ranging in height from 5 to 7 stories. The maximum height limit for the area is 75 feet (or about 7 stories) under the city’s zoning code.

Three possible plans are to be presented at a meeting with neighbors scheduled for tonight, according to remiamibeach:

36-story tower while retaining the old South Shore Hospital building, along with construction of new 4-story apartment building
42-story tower while demolishing the old South Shore Hospital building, along with construction of new 4-story apartment building
50-story tower while demolishing the old South Shore Hospital building
The South Shore Hospital building being used as leverage to obtain higher intensity for the site has been retained by the developer as a vacant eyesore for over a decade, directly at the main entrance to South Beach.

A meeting with neighbors is scheduled for Tuesday, April 3, 2018 at 6:30 PM at the Mondrian Hotel.

Miami Beach Has Tentative Agreement With Crescent Heights For 42-Story Condo

Miami Beach’s mayor says that city administration has negotiated a deal with Crescent Heights to build a 42-story condo tower on Alton Road.

Mayor Dan Gelber says that a currently approved low-rise apartment complex would create a wall effect on West Avenue, and is advocating for the taller structure instead. The new plan would include a 2.5-acre park donated to the city.

The currently approved project also includes 510 apartments, which are likely to be fully occupied and create “congestion.” The taller building would have the benefit of less congestion, thanks to non-resident investor owners who rarely use their condos, Gelber wrote.

Approval from the city commission and several committees will be needed.

New Renderings Of 44-Story Crescent Heights Tower Planned For Alton Road

Miami Beach’s Planning Board voted yesterday in favor of a condo planned by Crescent Heights on Alton Road.

Four separate yes votes are still required before the project can move forward, including two commission votes.

The tower is proposed to rise 44 stories, or 484 feet. It will include 410 luxury condos and 15,000 square feet of retail.

Crescent Heights would build a 3 acre park with a pink elevated pedestrian path for the city, as part of the deal to allow a much taller building than normally allowed. A pedestrian overpass from the South of Fifth baywalk would also be built, along with an extra turn lane on Alton Road to the MacArthur Causeway.

Raymond Fort of Arquitectonica is the architect, according to the SFBJ.

44-story Alton Road tower gets Miami Beach planners’ OK

After 118 meetings – according to developer Russell Galbut – the 500-700 Alton Road single-tower development could finally be going before the Miami Beach City Commission for the first of two readings.

The city Planning Board on Oct. 23 unanimously recommended the city commission allow a 44-story tower with a height of 519 feet. Last month, the Land Use Development Committee recommended 44 stories and 484 feet.

The Planning Board also recommended that the city commission agree to up to 60 hotel units or 20% of the total planned 410 residential units, whichever is less. According to Mr. Galbut, there will be 30 hotel units, “if any at all.” Short-term rentals of units by their owners, such as through Airbnb, are permitted in this area of Miami Beach and that right cannot be taken away due to state law. City commissioners previously expressed concern over the possibility of the units becoming rentals instead of actually becoming more living space for residents.

With a jump of height, the developer and supporters of the development hope a three-acre park will be sufficient to sway enough commission members to pass the ordinances.

The park in exchange for a higher building has been a focal point of the discussions and moving the project forward. The city-owned park would have a children’s play area, a dog park, space for a farmers’ market, a parking garage in front of the retail component and a one-third-mile-long walkway around the park.

Miami Beach agrees to taller tower at its front door

After 4½ hours of presentations and discussions, the Miami Beach City Commission agreed to a height of 519 feet, up from 484 feet, for the tower development on 500-700 Alton Road, at the entry to the city from the MacArthur Causeway. A 3-acre park will be deeded to the city as part of the deal.

Commissioners passed the package of ordinances for the development unanimously on first reading Nov. 14. The ordinances would create a single zoning district that would allow for the floor area ratio (FAR) credits to be accumulated in the tower to open up the development for the park, the closing of Sixth Street at the site, changes to future land use categories and land development regulation amendments. The project’s final design and operations will have to go through the Design Review Board and Planning Board processes after the commission’s second reading.

One of the most contentious aspects of the development, allowing hotel rooms and short-term rental, was taken (almost) off the table by the developer, Russell Galbut.

Miami Beach Approves Deal To Build Second Tallest Tower In The City, With 3 Acre Park

Miami Beach commissioners voted yesterday in favor of finalizing a deal with Crescent Heights to build a tall luxury condo tower in South Beach in exchange for a public park, according to the Herald.

When completed, the Arquitectonica-designed 44-story tower will stand at 519 feet. Only the Green and Blue Diamond towers are taller, at 559 feet.

A total of 410 luxury units will be built. The developer will be permitted to rent the units on a short term basis with a minimum of 30 days, but condo owners will not be able to rent their units short term despite zoning in the area allowing it.

The skeletal remains of the South Shore Hospital, which has been an eyesore for years, will be demolished within six months of zoning approvals or 60 days after a development agreement.

As part of the deal, the developer will fund construction of a new 3-acre park and other public benefits. The city will pay for a bridge to connect the park to the baywalk.

Completion of the park is required with 2.5 years, while the tower must be completed within eight years.

If approved, it would essentially match the height of the tallest towers in the city, with a roof height of 557 feet above ground. The Blue and Green Diamonds are by far the tallest in the city at 559 feet.

In addition to the tower, a public park is planned, which will include a two-story retail building.

Two surface parking lots with 104 spaces are planned in the park, including one with 78 spaces for The Floridian condo building.

The entrance to South Beach will soon be transformed after developers Crescent Heights and Terra Group obtained a construction loan to build the Park On Fifth project.

Park On Fifth will become the second tallest tower in Miami Beach at 557 feet above ground. Work on the first phase will begin in early 2020, Terra said in a statement to the SFBJ.

Developers were issued $90 million in financing last week. It will cover the cost of building a three-acre public park connected by pedestrian bridge to the city’s baywalk.

The financing also covers the cost of building a commercial building in the park. Tenants are now in negotiation.

The park area will also include multiple surface parking lots, and an elevated walkway.

Financing to build the 44-story tower will be issued separately as part of the final phase of the project. Prices for Park on Fifth’s residential condo units still have not been determined.

At that height, it will be the tallest in South Beach, and possibly all of Miami Beach.

The tower will be built at the entrance to South Beach next to a new 3-acre public park planned at 500 Alton Road.

Miami Beach sues own board to overturn decision on Crescent Heights’ and Terra’s proposed condo tower

Miami Beach commissioners approved a development agreement with Galbut’s Crescent Heights for a 519-foot condo tower at 500-600 Alton Road last year. The Miami Beach developer later teamed up with Martin’s Coconut Grove-based Terra to propose Park on Fifth, a 44-story, 337-unit residential building. It will have a 15,000 square-foot retail pavilion, a 578-space parking garage and a new three-acre park with elevated pathways.

But now city planning officials are attempting to block Terra and Crescent Heights from getting an additional two floors, following a recent decision by the city’s board of adjustment to not count elevator shafts, stairwells and mechanical areas in calculating the proposed building’s floor-to-area ratio, or FAR.

Arguing that the board reversed the city’s interpretation of how it’s been calculating FAR for more than 40 years, Miami Beach Planning Director Thomas Mooney petitioned a Miami-Dade appeals panel to overturn the board’s Nov. 1 vote.

By erasing elevator shafts, stairwells and mechanical areas from the FAR calculation, Park on Fifth would have 40 floors of units instead of 38, a move that is driven purely by financial interests, Mooney’s petition states.

Miami Beach will be soon be getting what could become its tallest building ever, after the Federal Aviation Administration approved its height.

The tower will be known as The Canopy Club. Developers say they will break ground in 2021.

The FAA approved a final height of of 546 feet above ground, or 549 feet above sea level. That is down slightly from when the application was first submitted in November 2019 (approval took nearly eleven months).

An adjacent 3-acre park has been renamed Canopy Park, and construction began in August.

The 44-story Canopy Club tower will include 337 residential units and a parking garage with 577 spaces. There will also be a token amount of retail, restaurant, and surface parking spaces next to the park.

Upon completion this will be Miami Beach's third tower over 500 feet.

Canopy Club could become the tallest building ever in Miami Beach, and developers have now filed plans to install construction cranes.

According to a filing with the Federal Aviation Administration yesterday, the two cranes will rise 668 and 611 feet above ground – possibly the tallest ever in the city.

The Canopy Club tower itself has already been approved by the FAA at 546 feet above ground, or 549 feet above sea level.

The Blue and Green Diamonds are at a similar height.

The 44-story Canopy Club tower will include 337 residential units, and a parking garage with 577 spaces. There will also be a small amount of retail and restaurant space.

The developers have also filed for a construction permit to begin the building’s foundation.
