Zoning Adjustment hearing set for July 15th requesting to increase the setback along 1st Ave from 5' to 13' for the First McKinley development.

Rastegar

Well...this is Rastegar's big development...a 75' 7-floor loft. I can't say I'm not disappointed because I am. I'm sure we were all hoping for something big...or even 15-20 floors would have been tolerable. But this proposal is junk IMHO.

The idea of them hitting the height limits on such a small lot with practically no development experience, let alone high-rise, was a long shot.

I'm surprised we're seeing even this, especially this late, and I'd be surprised if even that develops. Probably just entitling a project for resale and then somebody else can jockey around with that lot.

This is at 326 N 4th Ave across from the fire station. Ari Rastegar purchased the lot a couple years back with his intention to build to the max height of the lot which is 550' speculating a new potential tallest beating out even Astra.

The assessor site shows that Rastegar owns this lot (326 N. 4th Ave) and also the 2 adjacent lots to the North (334 and 338). This should give them enough space to do something much better than this. If they wanted to flip the site, I would think they would have at least maxed out the property potential?

I think this development given the size of the lot and the neighborhood is just fine.

I know we always want 100 story towers but its just not realistic.

I agree, it will fit in with all the other 5-7 story apartments going up that area.

It is amazing how many empty lots are just north of van buren on the avenues. Its going to be awhile until they are all filled in.

People would rather complain about things not being their own idea of perfect, it seems. It's more density and residents. It's good.

^ Well, when a developer comes in and talks but doesn't deliver, people can't help but feel disappointed ... even if the aspirations were never realistic to begin with.

They think they're going to sell 50 condos without enough parking so I doubt this will ever get enough presales to finish. Probably going to be another nightmare like enHance if they decide to build it beforehand.

This.

They were talking a possible new tallest in an area of town where a new tallest could be built (and after years of waiting - we're luck to be getting Astra). It IS a letdown. Not gonna sugarcoat it or simply shrug.

In other news, the Hanny's lot is getting fenced off!! Looks like the Berger project is going to move soon!

Have you heard what? They have some equipment onsite and are doing some digging which I thought was prep work.

Edit: I went to talk to the crew to see what they were doing, As I was walking up, a trailer full of piping pulled into the lot. So they appear to be doing some underground piping work. False alarm, sorry everyone.
