Weird monstrosity, looks amazing for a campus building hope its done as pictured.

I was just expecting two more buildings in the mold of the current med school.

I sure would like to see buildings like these. I hope they are not pipe-dreams then to be replaced with boring buildings.

So good to see a building with a higher level of design being proposed. Hopefully we see more - even just a few buildings like this sprinkled throughout the downtown area would contribute to a massive upgrade to the quality of the built environment, and will generate tons of interest.

Phoenix looking into exchange with ASU for parking lots and letting ASU keeping the Mercado.

“There’s no question in anybody’s mind that affordable housing is a huge need, especially in the downtown core,” she said during a recent subcommittee meeting.

Interesting if it works out. Mercado is such an eye sore and really hope ASU razes it in the near future.

I remember reading an article probably 6 years ago where they planned to level and redevelop the Mercado in 2024.

However the Mercado could be cool if it had like restaurants and shops in it but its severely underused.

I think the Mercado ultimately faces the same problems as Arizona Center - it is a non-urban inward facing quasi outlet mall that is mostly hostile to the street, directly contributing to the dead zone behind the convention center. It would need a substantial rethinking to have it reach it's potential, but given it's location I'd argue the land will always be underused as long as the mercado as it is today is sitting on top of it.

IMHO the best potential use without redevelopment would be as an *actual* mercado lol.

It did when it opened in 1989. They were gone within a year or two.

Exactly. The Mercado is the same mistake as the Arizona Center on a smaller scale. Let ASU replace it with a bigger, better building.

I have absolutely no reason to believe ASU would construct anything better designed than the Mercado than what's there except maybe somewhat taller. In fact, they seem to prefer horizontal, inwardly-focused buildings judging by the law school/thunderbird block.

If ASU has the money to buy up a lot for the the new dorm tower I'm skeptical of why they should "own" the lots or the Mercado. A private developer would and should do something much better than ASU could for what is basically the last redevelopment parcel that size downtown. Especially without any renewed funding--20 years later, those other lots are still used for parking.

Came across this brochure

So its from April 2023 and on Page 3 there is an updated map of the Bioscience campus that looks newish, has some outlines of future buildings and sqft which will make some of them quite large which is good.

It also includes some obviously very loose plans of the Mercado block to the south but I really hope that is NOT the plan, what a waste to have a big parking Garage and a midrise office building on that lot, extremely uninspired.

It looks like the new cool design/renderings from a year ago a couple posts above either didn't get reflected appropriately in the new brochure, or they are scrapped.

I doubt it, documents going back years have the same set of buildings along 7th despite what's actually been built.

additionally have we gotten any renderings for 843 PBC? Its supposed to be coming soon (number 15 in the file) its supposed to be nearly double the sqft of 850pbc (Wexler) which would be huge! And it looks like Wexler is basically full so im hoping they build it out fully to that size

This will be a cool little pocket of the city soon, with the older homes on 5th street and such filling up with cool coffee shops, pizzerias, etc... The old bones are already cool and should fill in nicely with all of this development moving in.

IM actually surprised more of the houses haven't turned into restaurants and bars yet.

A few years ago, Desert Viking bought many of those houses, demolished one or two, and refurbished some others. They don't seem to have followed through on whatever plan they had, though. The big structure they built on the site of one the houses they tore down remains vacant years after it was constructed. Most of the remaining houses are occupied, but they're some of the last remnants of the scrappy '00s Roosevelt Row with tenants like Bud's Glass Joint and the Lost Leaf.

The house they tore down was destroyed in a fire, I have no idea how they haven't found a tenant yet, it's up for lease on loop net etc. Must be overpriced for the area.

New $100 million downtown Phoenix bioscience building in the works

The National Institute of Health's National Institute of Diabetes and Digestive and Kidney Disease (NIDDK) is taking the entire seventh floor of the 227,000-square-foot 850 PBC building, which is part of the 1.7 million-square-foot Phoenix Bioscience Core campus.

That commitment by NIDDK amounts to 35,000 square feet of space.

Since 2005, NIDDK's genomics division has been conducting research on the second floor of the TGen building, the first project to spawn the development of Phoenix Bioscience Core at the northwest corner of Seventh and Van Buren streets.

"They're bringing all of their research in the Valley together on PBC," said Kyle Jardine, market vice president for Wexford. "They are in space in the Phoenix Indian Medical Center at 16th Street and Indian School and are bringing that space here."

NIDDK will continue to maintain its lab space at the TGen building, just south of 850 PBC.

"It allows them to have proximity to the lab at the TGen building," he said. "Being within walking distance of that lab was very important to them. It was a big investment for them."

Jardine said he was under a nondisclosure agreement regarding any details about the lease. Cushman and Wakefield’s Alexandra Loye, Scott Boardman, and Scott Johnston represented Wexford in the lease transaction.

Okland Construction will serve as general contractor and SmithGroup will design the NIDDK space.

Wexford plans new tower adjacent to 850 PBC building
In 2021, Wexford, in partnership with Arizona State University, opened the seven-story, 227,000-square-foot 850 PBC.

The building is home to more than 20 ASU research teams, Gateway Community College's Center for Entrepreneurial Innovation's LabForce program, the ASU J. Orin Edson Entrepreneurship and Innovation collaboration suite and Connect Labs by Wexford, a lab and innovation space for emerging and growth companies in the life sciences.

All that's left to lease at 850 PBC is 25,000 square feet of space, which is on the south side of the sixth floor.

Wexford now is moving forward to on plans to build another structure of similar size at the northeast corner of Fifth and Garfield streets on that campus.

Wexford signed a letter of intent with ASU, giving Wexford the rights to develop the next building just east of 850 PBC, Jardine said.

While the exact height and square footage is still being determined, it most likely will be similar in size to the first 227,000-square-foot building, he said.

"That is the plan as of right now," he said. "We are evaluating a couple of different options with ASU because of their new developments with everything else they've got going on."
