Yeah, it doesn't make much sense to me either. The address would make it just north of Ogden, but I think the lot that matches the description best is the near triangle south of Ogden between Aberdeen and the freeway.

It's the triangular lot at the South corner of Ogden and Aberdeen. It was on the market a while ago and has since sold, presumably to this guy.

Yeah, pretty sure it's the lot right across from the Silver Palm which looks like shit. Here's some quotes from the article. Pretty damn close to the Blue Line.

Quote:
“It is an incredibly unattractive site at the corner of Ogden and Aberdeen. It's currently a parking lot and some derelict buildings,” he said. “It's a really substandard lot for the neighborhood, which is of course emerging.”
Quote:
Kelly's plans for the development include 5,200 square feet of first-floor retail space along Ogden, a rooftop terrace, a pool, 95 parking spots and a 4,000-square-foot park nearby, according to the zoning application. Chicago-based FitzGerald Associates Architects is designing the building, Pikarski said.

Yes, that's correct. Addresses in this area are kind of funky, with two diagonal streets...

I'm excited for this. 180 units right on top of the Blue Line will add some serious density to that intersection, and at only 50% parking there's no way it won't boost ridership at the station.

Hopefully it's not just the developer getting the zoning so he can flip the land. There's been a lot of that in River West lately, including at the Gonnella site a few blocks away.

^ But, in the case of Gonnella, the new owner/developer plans to move forward with the approved plan (maybe with tweaks) pretty aggressively, with groundbreaking by spring......

190-unit apartment building planned in River West
This was on the agenda for zoning/landmarks a while back. Glad to see that it hasn't withered on the vine.

EDIT: Legistar record is showing this as introduced for zoning approval on 9/24/15, so this is a heavily-reworked version of what was proposed for this plot before, and thus needed a new application, or it's different than what I am thinking about.

I'm getting somewhat irked by the Frankenstein-like combos of towers I've seen in recent proposals. As if firms had multiple designs and just no-clipped them through each other in a program instead of picking.

Wait are you sure it's P/H?
It lacks a stupid chef's hat or convoluted turban on top...

That has to be the worst attempt at a parking podium this cycle. It reminds me of a bunker you'd see along the Atlantic Wall during WWII. Hitler would be proud.

The tower itself is not good, not bad, just mediocre. It fits with the surroundings. There are a number of low-grade highrises with similarly bad parking bunkers in the area. I don't really approve of it being 55+... that whole stretch of Sheridan is turning into Del Boca Vista with all these 55+ communities. You can't round a corner without running over six of them cruising in their hover-rounds.

^ Old people have to go somewhere. I don't see you taking offense to the string of efficiency TOD apartment projects along Milwaukee that are clearly intended for ages 18-30.

Plus, senior housing projects are an easy way to add skyscrapers... They are like catnip for NIMBYs, who don't seem to care about shadows, traffic, views or parking when the proposed tower is for geezers. Maybe because so many of the NIMBYs are geriatric themselves...

Man, that Sheridan proposal is a dog. I can't understand the rationale behind the treatment and look of that podium; it is as conspicuous as possible, even though they probably think the opposite, idiotically. That thing is completely inexcusable.

Love the Seinfeld reference.

But I agree that old people have to go somewhere

I just realized that the building is going to be built where the BlueWater high rise was proposed before the recession. They still have the old signage at the site

Fair enough. I was just spouting some nonsense towards the end there. However, I would say that too much of any demographic in an area is a bad thing... whether that is race, age, income or religion. Not that this area has reached the 'too much' threshold yet.
