agreed, move the boxes up one level (could easily be accessed by an escalator or even direct parking access). Trim the base, at more smaller retail on the street. If he wants the roof top so badly add a few restaurants/bars and a pool there. The roof top village will look like Siberia if built.

Also the plan could have some diagonal feature on the roof and connect with Broad and say 13th an Carpenter creating less of wall impact and more connection to the neighborhood though still don't think people will go to a roof top village there is not a retail draw of the types to support it here IMHO. Big boxes could however or even a movie theater.

I've alway felt that the current site of Broad and Washington was the perfect site for a high-rise residential site for South Philly. Especially considering that South Philly does need some considerable height, and the fact that you have bus and subway connections nearby, as well as about a mile to Center City, and close to University City and Templetown.

This proposal practically supersedes even my wildest imagination for what a residential project means for South Philly. I hope South Philly can add a few more high rise proposals in the near future. And the ACC was the best proposal that was never built in Philadelphia!!!

Agreed. And as I've said before, even if the city gives the okay on the rooftop shopping village, it won't happen if retailers don't sign on to this unproven and unorthodox setup. It wouldn't surprise me at all if it gets reconfigured after feedback from retailers. Bart could give a damn what we think.

I much prefer the current vacant lot. I say let it sit like that for another 10 years until we get a design that I personally approve.

Are your views just because of the 'village', or the project as a whole? Meaning if the village got dropped would you be ok with this plan?

One of the many problems with the village is that is faces south so it has no real views. Additionally this requires the highrise to be massed along the north side of the property in order for the village to get sunlight.

My issue with the village more than anything is that it is preventing the project from being remassed in a way that alleviates some of the near neighbors gripes about the project.

Other than that I love the density of both the residential and retail components of this project.

I don't think people are saying "my way or the highway." I'd love to see this built, even if I think it's stupid. More to the point, I think the stupid fixation on the sky village is likely to delay or kill this project. The market will decide whether Blatstein can sell this, but needing so many variances on a CMX-5 lot (which seem driven by the village folly) is ridiculous (and therefore the market may never have a chance to enter the picture).

Facing south east means it gets great sun.

Sun vs views? I choose sun every time personally
