ASU on the rise yet again.

The national education rankings services should have ASU climbing upward as not having a Med School seems to have always held them back from getting a higher rating. When that baby starts to roll this can only help. Also to be connected at the hip with Mayo, you would think, would indeed get those rating services attention.

The Mayo Clinic campus seems like a good bet, but you would think ASU would want a school like this on one of their bioscience research hubs especially when they just announced the midtown hub.

Guessing with the declared straight up denial of new housing developments in Maricopa County that rely on well water only, we'll see more density in urban cores. This would just be the beginning of downtown 'rising'. Just hope we can get some signature buildings and something unique/special (like the rising PHX scultpture/tower we dreamed of a few years back).

If only someone with money that cared about this city actually had a vision for downtown...

Pay attention class! I've posted each and everyone of these developments. Heck, I just clarified VeLa and 1st and Pierce on another thread earlier today. These are all searchable on here and are listed on the Phoenix high-rise Wiki and a few other places. The big green one is VeLA (293') and should be breaking ground this summer. 1st and Pierce is a 382' proposal adjacent to VeLa at the former site of the Phoenix Public Market Café and is only proposed right now. Both are Clayco developments.

Interesting note on that monroe tower - the location of the site is almost perfect to where the tower will visually be right at the end of grand ave. It should quickly become an identifiable and iconic building for that reason alone, and especially as grand gets more popular.

Iconic is the wrong word tho, I don't think LG is going to build anything "iconic" other than its sheer position.

The word I'd use is "loom" over the immediate area sort of like the wide and squat Met Life Tower in NYC.

Still an improvement though.

This is a really important project because it's presently a total dead zone. This area is surrounded by vacant buildings, the big windowless FOX10 building, govt buildings, a parking garage, the large concert venue. It's basically dead most of the time. I'm kinda surprised they're willing to be "first" but it could be the anchor this area needs.

New Windsor Hotel is to its immediate south, which as a low-cost housing building I imagine brings big NIMBY. It's a cool, historic building though, I can imagine some big hotel chain buying it out and turning into some luxury boutique property...

While on the subject of historic buildings, Monroe Street Abbey 2 blocks east (the church ruins in front of X Phoenix) would be real if someone picks it up and turns it into an event space, or museum, or even a beergarden/microbrewery.

I think those 2 projects alone can really turn around the area, but it'll be close to impossible to do something about them unfortunately unless the city were to chip in and provides alternative housing...

The Edith?

For those in the know, has anyone heard any updates re: The Edith? This was the proposed project going in the parking lot right next to Hanny's (SEC of Central/Adams).

I heard that this project recently changed hands and new Developer is moving forward w/ the hotel component with a scheduled groundbreaking date in October? Any truth to this?

Yeah, that's what I mean, not iconic in architecture but iconic in it's position as a prominent view termination, something that we have few of!

I have not heard anything and there hasn't been any new permit activity since 5/21. Some of the permits have started to expire. If there is any truth to a new developer, I hope there is some added height to the proposal.

Did a quick search on Edith and found an updated presentation (November 2022) that has some interesting stuff. Check out page 19. Looks like they are going to build Edith over the top of Hanny's and update the façade. Haven't seen this rendering angle previously. Also page 21 states an additional floor has been added. So that answers my height question. That should bring the height up to about 220'ish.

Boom! That's it...That was the new developer I was referencing.

I don't think it's over Hanny man, it's just the angle. The location even references the SEC of Central and Adams which is where the empty parking lot currently is. If expected opening truly is Q3 2025, then groundbreaking should occur over next couple of months.

17 stories is some decent height, with a rooftop bar & pool. Modern/upscale restaurant will also be a nice tough. Renderings look great.

It's not over Hanny's, that image is technically looking at the building's SW corner, but someone mirrored the rendering in this package. The light rail and bus stop are both on Central which show up in the render as well.

That package lists a April '23 construction start, so hopefully it moves soon!
