The last time I popped in there I was genuinely shocked. Years ago there were shops in every spot in there. Now most of it is closed off, especially on the second floor. What's behind all those walls? Call centers?

Various MPI offices for the most part. But yeah, I don't think many young Winnipeggers have any idea how far downtown retail has fallen. 30 years ago, the combination of Eaton's/The Bay/Portage Place/Cityplace (the latter two of which were still full of major mainstream retailers) was pretty much on par with Polo Park as a shopping destination. Now there is hardly anything left. It all emptied out during the 90s and hasn't really changed much since.

So what can a building like Cityplace be used for apart from offices? Is mixed-use conversion even a tenable proposition for such an ancient behemoth?

I don't see any reason to believe it will stop being an office building anytime soon... it seems to fill that function fairly well. I was thinking more of the bottom two levels and the retail space down there... they have not received any kind of lift from all the nearby development. The retail area got a bit of a makeover some years back(although the food court didn't for some reason, beyond maybe a coat of paint), but nothing has really improved in terms of adding new retailers.

City Place changed property management companies in the last year or so. It will be interesting to see if McCor can do things to revitalize the mall part now that the Covid effect is almost gone.

Shops of Wpg square have very few goods retailers left, it's Lottery Kiosks, Banks, restaurants. As someone who recently starting working P&M, I'm surprised none of these restaurants advertise outside of the buildings. For example, Freshii, Booster Juice, Taste Sri Lanka, A&W, etc, etc all exist right off corner P&M but 0 signage outside. Not everyone travels by underground

City Place and Winnipeg Square are daytime sidewalks. Winnipeg Square literally is designed and built that way. That's why nothing happens there and they decline into banks and small kiosks. City Place is especially depressing since it used to be an actual mall type place. There's no reason to go there beyond convenience when you are passing through the skywalk.

This point has long been made about Cityplace and Winnipeg Square in particular. It's baffling how they don't consider it worth their time to put up a sign advertising what's inside. You're just expected to know.

I'm not saying Winnipeg needs to take it to this level, but in thriving cities they do tend to let people know what's inside buildings....

They went more upscale after about a dozen years of opening and was popular before covid.

On their FB page they say "thank you everyone for the past 11 years" - was that just in that location? I can't recall them being located elsewhere, but I certainly could be remembering that wrong. Was it the owners of Le Beaujolais before that, or am I wrong about that too?

But yeah, great spot for sure.

The Promenade people also did catering services. They did our wedding at Fort Gibraltar and it was great. I'd assume they still continue on in that area.

Yeah I believe they're continuing to do catering via Fort Gibraltar.

if there was ever a spot to put a 3-4 floor, terrace-styled building with a rooftop patio, this is it!

It's the business that's for sale, not the building. According to the listing "Triple net lease up for renewal August 1, 2022. Landlord has agreed to renew same terms."

It may not be listed for sale, but an interested developer can always make an offer.
