You took the words right out of my mouth. Thanks, Solarwind!!! This is the eye before the storm, with all the projects scheduled to start in Summer 2022.

IIRC there was great concern when the high rise went in next door - good to see the investment in preservation is paying off.

What's wrong with more dispensaries? There's alcohol sold at every corner store, there should be as many places selling weed as the market can support not artificially restricted by the city

Those Schiller Place Apartments look awful, design straight out the 80s. Are they section 8/CHA?

Thanks for the updates!!!!

Super excited to see how the restaurant turns out in Erie. I've been to one of the chef's restaurants (Andros in Logan Sq.). Not only was the food good, but the overall decor and vibe inside was amazing.

As someone who enjoys a drink or two most evenings, I wouldn't say our liquor model is a good one. When a substance that has potential for abuse, like alcohol, is sold with little regulation, there's an incentive to push it on people and market it and vertically integrate distribution. What's best for profits is unlikely to be the best for civic society.

This will complement Avli the next block over which has done well I think. Curious how much longer that Hooters will hold out. The other 3 corners (Ed Debevics, Gino's, and something else) all recently bit the dust.

Yes. Only 8 out of the 48 total units in this development are market rate; the others are income-restricted. I believe it's not intended to be a money-maker for the developer, it's basically a charitable endeavor that is keeping them in good graces with Ald. Burnett.

I will say, they used every trick in the book to keep costs down. These are entirely wood-framed apartment buildings like you'd see in the suburbs, one of the first projects to take advantage of the new building code. The brick is just a veneer. All wood construction also forced them to put all the parking in outdoor lots; stacking apartments over parking would force them into a more expensive construction type with real masonry or steel stud.

So shitty design and big surface lot in the back in one of the densest parts of the city, smh. Developers do the absolute bare minimum with affordable housing.

You're not wrong, but with 18 parking spaces for 48 units at least this qualifies as a TOD.

The splotchy pattern in the brick is just embarrassingly bad workmanship; masons are supposed to mix different batches to prevent that.

Anyone have access to this? Believe this was suppose to be a ~7ish story building. Curious if there are any updates.

Just charity work

Quote:
Pissios said the roughly 10,000-square-foot property will serve as workspace for a new venture he is forming to focus on charity and other investments.

"My long-term vision is to build a family office and hire some smart people to help me manage it," Pissios said, adding that his philanthropic work will likely focus on helping children with special needs as a nod to his father, who he said was a special education teacher with Chicago Public Schools. He said he also aims to create a new foundation to help kids in disinvested West Side neighborhoods similar to the CineCares program that offered internships at Cinespace to local students.

^^Article basically says he has no plans to tear the building down. Wants to use it as a family office space to focus on his charity work and other investments. Seems unlikely to be developed anytime soon.

Shapack is buying the Sally Ann on Union, according to Crain's: "Sources familiar with the purchase said he intends to convert the six-story building into a hotel."
Probably the best outcome possible for that old art moderne structure.

Awesome! Not really any hotels in River West currently, despite having a great bar scene and easy access to downtown and O'Hare. Hopefully we get a few more. The casino will help if they choose the Bally's...
