Construction Kicks Off at Morris Adjmi’s 540 West 26th Street, New Renderings Revealed

Construction has kicked off on a sleek, nine-story commercial and gallery building in the heart of West Chelsea’s gallery district. It’s being developed by Savanna Fund, the Manhattes Group, and the Silvermintz family. Located just half a block from the High Line, the 145,000- square-foot, 159-foot-tall project at 540 West 26th Street replaces a parking lot and a two-story commercial building once home to the Lehmann Maupin Gallery.

The building’s straitlaced design, penned by Morris Adjmi Architects, is massed in two tiers and adorned with a repeating grid of factory-sash, floor-to-ceiling windows. Adjmi’s site notes that the facade’s “bead-blasted aluminum frame” is a nod to the district’s robust industrial character. Furthermore, the interiors will be detailed with blackened steel, finished concrete, and salvaged wood. The lower level will house gallery spaces, while the floors above will provide full-floor commercial offices with generous floor-to-ceiling heights. The setback of the upper two floors allow for a spacious landscaped terrace with views of the Hudson River.

Construction Update: Soori High Line AND 507 West 28th Street

Tower two, the 35-story tower rising mid-block on West 29th Street, has reached the 13th floor with superstructure. Tower three, a 13-story tower that fronts West 28th Street, has topped out and has more than half of its glass envelope installed. When completed some time next fall, the development will bring a total of 375 residential units and ground floor retail to the Chelsea neighborhood.

^ good work -- i see that zaha hadid's apt bldg is really coming along too now. very excited about that one as it appears it will be the best looking of all the highline residential developments.

Deutsche Bank Lends Savanna and Silvermintz $115M for 540 West 26th Street Development

Savanna and the Silvermintz family took $115 million in construction financing from Deutsche Bank for their 166,525 square-foot development at 540 West 26th Street and have pre-leased 51 percent of the property to the international private school system Avenues: The World School.

The New York-based advisory and brokerage firm RM Capital Management arranged the full-recourse debt on behalf of joint venture partnership, Commercial Observer has learned. RM Capital Co-Managing Directors Romano Tio and Marc Sznajderman and Director Steven Weiss worked on the deal.

The real estate private equity and asset management firm Savanna paid the Silvermintz family $24.7 million for a stake in the former West Chelsea art gallery, located between 10th and 11th Avenues, in August 2014, city records show. The two firms are redeveloping the property into a nine-story commercial building for office, gallery and community facility tenants.

The JV partners completed demolition of the previous structure over the summer and will begin the excavation process in the next few weeks, according to Savanna Founder and Managing Partner Christopher Schlank.

The project is due for completion in 2017. Once finished, the property will feature floor to ceiling fenestration with views of West Chelsea, terraced setbacks and rooftop amenities, according to the sponsors.

Savanna and the Silvermintz family pre-leased 85,421 square feet to Avenues to occupy the entire second through fifth floors of the building, as well as portions of the basement and ground floors. The space will be used to meet the expansion needs of the for-profit school system’s educational program, Mr. Schlank noted.

“We are pleased to welcome Avenues to 540 West 26th Street,” he said in prepared remarks provided to CO. “Avenues is a world-class academic institution with an outstanding reputation which has become a valued partner serving the Chelsea community.”

Starbucks nears deal for new roastery in Meatpacking District

Starbucks is in late-stage talks to ink a deal for a restaurant, café and lounge at 860 Washington Street, a mixed-use building being developed by Romanoff Equities and Property Group Partners’ in the Meatpacking District.

The roughly 25,000-square-foot space would take up the entire retail component of the 10-story, 114,000-square-foot property. It includes 10,900 square feet on the ground floor, 9,400 square feet on the second floor and 5,115 square feet on the lower level. The space offers 25-foot-high ceilings and 240 feet of frontage.

Asking rent is $300 per square foot on the ground floor, and $600 on the second floor, sources told The Real Deal.
