No, they are mis-reporting (though probably unintentionally), because those are initial NB permits, and do not reflect what is actually being built (which is pretty much the norm with major projects that use air rights).

And what are you referring to re. something "shady" going on by HFZ? Bizarre. This is a very public project, for years now, and air rights transfers are public record. The building specs have been public for at least 2-3 years.

It remains to be seen if there is any truth to the 600k sf figure. There were reports that the tower may be significantly larger, but only that. Reports. It was never confirmed. Developers inflate figures all of the time. Plans change all the time. HFZ already proved their sliminess by pulling down the Bancroft Building before confidently setting a plan for the redevelopment. They switched to office around 2 years go and the design does not appear to conform with the LPC guidelines that the air rights transfers were contingent upon.

The above is 100% nonsense. For years now, HFZ has been very clear about their plans, and their (very public) air rights transfers. They didn't spend $150 million in air rights and go through a gauntlet of public review for the hell of it. They aren't marketing the project as-is for the hell of it.

Also, I have no idea what you're talking about re. Bancroft building or your wacky allegation that developers like to exaggerate the size of their buildings to further enrage NIMBYs and politicans, just because.

Can you name even one such instance? Can you detail why it would be in the developer's interest to lie about the size of their plans by telling Community Boards, elected officials and regulatory authorities that a building would be twice the size of the building actually planned?

Not sure why you're now referencing their residential proposal. That was cancelled three years ago. Since then, it has always been the same BIG-designed office proposal.

Right, but I still can't piece together where all of the air rights are coming from. Maybe I'm missing a link of information, but I don't recall them assembling an extra 250,000 sf. We know how they acquired the rights for the Residential scheme, but this one is obviously different. Even the locals don't seem to know what's going on.

Excavation Continues For Bjarke Ingels’ Strata Tower At 3 West 29th Street In NoMad

All of this activity is happening directly next to the backside of the Marble Collegiate Church and near a number of old low-rise structures.

Bjarke Ingel’s office tower will certainly transform the southern Midtown skyline and contribute to the growing vertical density of NoMad. This neighborhood is in the midst of a construction boom with several hotels, office towers, and residential buildings nearby under construction or recently completed. We likely won’t see Strata Tower make a substantial impression on the skyline until the latter half of 2021.

The closest transit options are the R and W trains at the 28th Street-Broadway station to the west and the B, D, F, M, N, Q, R, W, and PATH trains to the north at Herald Square.

3 West 29th Street is expected to be completed in the spring of 2023.

Does HFZ have a construction loan? I hope not. I really hope that they lose this site through foreclosure and that something else is built here.

They did get close to 100 million of financing for construction. Not the full amount but enough to get things rolling. They had quite an investment to acquire the air rights.

This project is happening.

These are also the same folks that are responsible for 76 11th, so I'm sure they would have the capital via sell outs to fund this if need be.
