Redevelopment of Detroit's long-vacant 17-story Lee Plaza moving forward

Quote:

The initial phase of the roughly $60 million project would rehab nine floors of the historic and long-empty building and create 117 apartments for income-eligible seniors on housing vouchers.

A later phase would redo seven more floors for additional housing, with the specific type of housing still to be determined.

The redevelopment is a joint effort by Detroit-based Roxbury Group and Ethos Development Partners and received a key approval this week for $1.5 million in Low-Income Housing Tax Credits from the Michigan State Housing Development Authority. The credits have a $15 million value to the project over 10 years.

GM negotiated closing it in the last contract talks. I think the building was involved in some corruption.

Art Center apartment building to be renovated for affordable housing

A historic apartment building located in the Art Center area of Midtown will receive a $2.9 million renovation. LISC Detroit announced the upcoming renovation of the Belnord, which opened in 1914. The building will offer its rates as affordable and will not displace any current residents with the renovation.

The development is led by Ed Siegel's JacobStreet LLC. The development received gap funding through a $2.46 million loan from the Detroit Housing for the Future Fund.

The 24 apartments will be fully renovated, and five additional apartments will be added by using 3,000 square feet of space at the garden level. Renovations will also include a new roof and upgraded HVAC, plumbing, and electrical.

The Tapestry project was cancelled awhile ago. There hasn’t been any announcements on the future of the building.

The Godfrey in Corktown only has a “soft affiliation” with Curio. It’s currently under construction.

The developers of the United Artists Building are aksing for a loan increase.

United Artists Building developer seeks $6 million in additional public funding

Whitmer signs bills reestablishing Michigan's first HBCU

Reading through that PDF, it's absolutely absurd how much obstruction HF had to face from a handful of NIMBYers to get this thing approved. This kind of red tape and bureaucracy doesn't make sense in a city that's in desperate need of development.

Uh the city is not in desperate need for parking garages. Why does HF even need this exactly? They just built parking with the cancer institute.

This NIMBY "bureaucracy" is how it works in every democratic country so nothing unusual.

I wouldn’t be too happy if I lived in one of those homes on the south side of Seward Ave losing out on morning sunlight and at the same time finding out after the fact that the design isn’t aesthetically appealing and or doesn’t include any street front retail. I’d have to hear more from both sides on what exactly the issues are it’s not as if there’s anything inherently wrong with building a parking deck next to the lodge.

I guess for me it comes down to is HF giving a nod to the fact that they are plunking down a massive garage in a neighborhood that has put in effort to keep itself desirable and now stands to reap the rewards?

Is the garage more than just a simple concrete structure would it house any retail? If we weren’t talking about a 7 story parking garage in a residential part of midtown I would be prolly in agreement to let them just put that shit up quick while the need is at its most.

I agree. No rendering or information was released. I thought that all new parking structures had to incorporate some level of ground floor retail.

The existing employee garage is at the end of its life. It will potentially be demo'd for a new inpatient bed tower - Henry Ford is out of room and needs to begin replacing services that are in its historic buildings facing Grand Blvd. In the long-term outpatient services move south of Grand Blvd and inpatient stays north. Presumably the original historic structures will not serve Inpatient + Treatment/Diagnostic functions as those will be incorporated into newer structure(s). This new parking deck is likely an enabling project for future expansion.
