Ann Arbor condos get initial OK after developer agrees to more bicycle parking

ANN ARBOR, MI – Plans for a 10-unit condo building just north of downtown Ann Arbor are headed to City Council.

The Planning Commission voted unanimously this week to recommend approval of “The Garnet” at 325 E. Summit St., after convincing the developer to add more bicycle parking.

The site is located by the Broadway bridges at the northeast corner of Summit and Beakes, a stone’s throw from the Huron River and Border-to-Border Trail.

Redico breaks ground on 167-unit multifamily project at prime Ann Arbor site

Redico LLC broke ground this week on a 167-unit, multifamily apartment community in downtown Ann Arbor, shortly after closing on the prime piece of property north of Michigan Stadium.

The Southfield developer assembled a city block of nine properties over the course of two years, according to Dale Watchowski, Redico's president and CEO, who declined to provide investment details. The site is bounded by East Hoover Street, East Davis Avenue, Greene Street and Brown Street.

The multifamily community at 950 Greene St., named Hoover + Greene, is expected to open by spring 2021, according to a news release.

High-rise developer buys property from Michigan Theater for $3M

ANN ARBOR, MI – A major real estate deal to make way for a 19-story high-rise behind the Michigan Theater has been completed.

Bloomfield Hills-based Cerca Trova LLC purchased a 0.24-acre property at 514 E. Washington St. from the Michigan Theater Foundation for about $3 million on June 19, developer Howard Frehsee of Cerca Trova said.

City records list the sale price as $2.9 million. Frehsee said that’s because his company already paid $100,000 for some site cleanup, so he considers it a $3 million deal that “took place in two bites.”

The property includes an old car dealership building that in recent years has housed a camera shop and tattoo parlor, as well as bathrooms and office/storage space for the theater.

Part of the Michigan Theater, 603 E. Liberty St., extends into the back of the Washington Street building, which the nonprofit theater foundation acquired in 1997.

Cerca Trova, along with Chicago developer CA Ventures, is proposing a mixed-use high-rise to replace the old commercial building and a row of four rental houses behind the theater.

Cerca Trova previously acquired the rental houses from separate owners for more than $4 million.

The high-rise development plans include 241 apartments, including 19 dedicated affordable housing units for low-income tenants, plus 6,000 square feet of commercial space.

5-story development on Ann Arbor’s Main Street moving forward

Ann Arbor residents suing city over Lower Town development

ANN ARBOR, MI – As a major housing development takes shape along Broadway Street in Ann Arbor’s Lower Town area, the city is facing a lawsuit from concerned neighbors.

Traver Street resident Tom Stulberg and a Lower Town neighborhood group called Ann Arbor Neighbors for Responsible Development filed suit against the city in April, claiming the city improperly rezoned the property in 2017 to allow the development.

U-M to build new $920 million hospital on Ann Arbor campus

Michigan Medicine, the academic medical arm of the University of Michigan, will build a new $920-million, 12-story hospital on its Ann Arbor medical campus.

The 690,000-square-foot adult hospital building will house 264 private rooms capable of converting to intensive care, a state-of-the-art neurological and neurosurgical center, high-level specialty care services for cardiovascular and thoracic patients, along with advanced imaging, according to a news release from the school.

U-M's Board of Regents approved the project at its meeting Thursday afternoon.

How the F did I miss this.....from August 2019...

9-story hotel proposed on Firestone site in downtown Ann Arbor

A nine-story hotel is proposed to replace the Firestone auto repair shop that has stood at the corner of Huron an Division streets for the better part of the last century.

Several apartment high-rises have risen around the one-story building at 402 E. Huron St. in recent years.

Minnesota-based Mortenson Development Inc. is now proposing tearing it down and adding another new building to the changing downtown skyline: a 160-room “Ann Arbor Campus Hotel.”

...And of course a Library Lot update; the city has appointed a 'City Task Force' to attempt to come up with a (real) idea... anyway we all know how it's gonna probably end up going. But I did find it funny when they released their 17 conceptual sketches 6 of which look to suggest constructing a building(s) around or on a part of the lot the wasn't designed for vertical expansion (that has to be more expensive, right?). While 10 proposals actually involve building something on top of the structure were intended (not all as tall, but still, better than a park I would think). One actually proposes razing part of the library and putting a tower that looks slightly taller than the Core Spaces development in its spot, which made me LMFAO. Only one looks like its just a park. So it seems like they realize that not using the space as intended is a massive waste, makes 0 sense and is a loss for the local economy. Anyway there's a public feedback session of the concepts on January 15th, we'll see how that goes


*A couple of extra things and details
-CaVentures/Cerca Trova development should get underway in May.
-MMED Inpatient Tower has no activity on location; still a park.
-If all goes right the New College of Pharmacy building should be underway by the second quarter.
-Landmark Properties development at the old DTE office building on south main (The Standard) should get underway later this summer.

The Michigan Union reopens in Ann Arbor

ANN ARBOR – The historic Michigan Union reopened to the public on Monday after 20 months of renovations.

The $86.6 million project was prompted by students, who wanted more gathering space for student organizations and study groups.

Long lines formed before the grand reopening and Michigan Union director Amy White said that students were already taking advantage of the space.

Great break down of developments completed, underway and proposed. Not included is additional 12 story building being constructed at U of M hospital. If all future high rises in this piece are a go, A2 could have as many as 10 new 100+ft buildings.

I'm happy to hear about the approval, but of course AA's NIMBY problem persists. Why vote in favor of the development if you're not actually for it?

Ann Arbor officials have mixed feelings about latest high-rise plan

German Chemical Company Plans to Build a $51M Headquarters Near Ann Arbor

A German chemical company is building its $51 million North American headquarters south of Ann Arbor, according to the Michigan Economic Development Corp.

Wacker Chemical Corp.’s North American Innovation Center and Regional Headquarters in Pittsfield Charter Township will house its research and development operations and create 70 high-paying, high-skilled jobs over the next five years. A timeline for construction was not disclosed.
