...The Charles is the first building in the cluster development known as the West Quarter. At 11 stories tall and with space for a restaurant on the ground floor, The Charles has studio apartments starting at $1,525 a month. The penthouse-level apartments will likely become the current high water mark for the Salt Lake City rental apartment market.

Greystar, one of the largest apartment management companies in the world, is listing the 1,911-square-foot, two-bedroom, two-bathroom Penthouse 4 for $10,650 per month...

...As is expected with modern market rate apartment buildings in the U.S., The Charles is equipped with amenities on multiple levels, starting on the ground floor.

A code-required staircase is wrapped on the west side with a cascading waterfall. There’s an indoor/outdoor gym and yoga studio, multiple lounges for billiards and card games and onsite maintenance.

On the roof are pool and hot tub, as well as space for grilling.

The fitness area stretches to the outside, providing indoor and outdoor options. There’s a resident wine room called “Notes,” and private rooms for residents to use.

On the ground floor of The Charles, commercial brokers are working to finalize a deal to bring a first-to-market restaurant. On the floor of Le Meridien hotel next door, Adelaide, a New Orleans-inspired will offer modern “French Colonial Cuisine.”

Across the street from the area the Utah Jazz play basketball games, it’s a likely spot for players and coaches to consider finding a place to call home.

The hotel building to the south will include the tallest bar in Salt Lake City, and the two buildings will provide multiple new restaurant options to the public and guests and residents living above...

Downtown Update - Astra Watch Timeline



...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 448 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.

Of Note: Whitney Weller, Senior VP at Brinshore, told us that they “in conversations with Neighborhood House for the child care space,” adding that they are “also speaking with other non profit organizations as well as food focused enterprises that would complement the residential community.”

SPARK! Provides high density mixed-income, workforce housing with 50 percent of its units designated affordable. The color, materiality, and texture of SPARK! takes its cues from the industrial and durable materials of the adjacent power plant including brick, steel, and metal panel nodding to the past in a clean modern format. The weathered timeless look of Coreten steel and dark charcoal brick at the base are offset by light metal paneling with bright colored accents on the higher massings, which is softened by lushly landscaped terraces and roof gardens that are home to bee hives, providing fresh vegetables and honey to the residents. The community fronts Temple Street and the transit station with a small urban plaza and street-facing retail, which opens to a courtyard shared by tenants and customers alike. SALT LAKE CITY — Salt Lake City leaders and developers broke ground Tuesday on a new multi-use, multi-income project backed by $15.5 million city funds. The development hopes to include multi-income housing, retail, childcare opportunities, and other amenities...Salt Lake City District 1 Councilwoman, Victoria Petro, says the housing should be affordable for many based off the area's median income.

"If we look at the [median incomes] that will be served here, it goes from 20% up to 80%," Petro said. "Those are certainly the families that are being displaced. It's not just preventing their displacement, but it's allowing them to stay in their community in a dignified beautiful new rejuvenative way."

...Salt Lake City Mayor Erin Mendenhall says before developments like Sparks begin, the city reaches out to the community to see what residents need and want in their neighborhoods.

"What I would say in terms of the broader development of this area is we asked the neighborhood what they need and what they want, and then when the city invests its investing in those very things the neighborhood community asked for," said Mendenhall.

SALT LAKE CITY — Plans are moving forward to build a new state history museum and increase security on Capitol Hill.

The Capitol Preservation Board and architects are finishing designs for the new Museum of Utah, a multi-million dollar facility to replace the old State Office Building and data center that sit north of the Capitol building itself. Demolition will start this summer of 2022.

The design, which will closely mirror the existing Capitol, will also include an area for tour buses to come in and a large landscaped plaza for people to enjoy

The entire project is estimated to cost $219 million, with $110 million coming over from money saved from the construction of the new Utah State Prison, Russell said. Gov. Spencer Cox has requested that $85 million go toward the North
Capitol project, with another $7 million in ongoing funds, according to his 2023 budget. As of Monday, SB6, the legislative bill that covers all sorts of infrastructure and general government spending, lists $68 million toward the project.

It's unclear whether the proposed funds in SB6 would complete the remaining cost of the project.

There are also economic variables that can change the total cost of the project.

"Of course, we are concerned with the continued escalation of the construction market due to labor and material shortages," Russell added, in an email to KSL.com.

Still, the new building is now projected to open in either late 2025 or early 2026 — about 12 to 18 months later than originally anticipated because of earthquake mitigation work that is expected to lengthen the project timeline, Ortiz said.

The delay, however, puts the building right on track to open just in time for a major nationwide celebration...

Oh man that new state office building is so much better. It is a shame so many nice buildings get surrounded by lowest-bidder junk from the 60s, 70s, 80s and just ruin the area.

Very much agree. Also, it just goes to show that it is possible to recreate the classics. Actually, the latest construction techniques allow for creating or restoring very detailed elemental articulations. Much of that original beautiful historic Capitol structure was recreated anew not too long ago in order to seismically upgrade it properly.

Pickle & Hide is a mixed-use development located at 741 400 West. The consolidation includes 1955 W North Temple, a property smooshed between The Village's planned buildings that were once an old Wells Fargo building...

Apartment-building momentum on North Temple transit corridor continues to roll. Shamrock Communities, based in Plainfield, Indiana, is advancing their plans for a 120-unit, market-rate, podium plus five building at 875 W. North Temple.

The project sits less than a block away from three residential projects currently under construction and another large one proposed across the street on the Walgreens site next to Rancho Market.

Previously hosting a Firestone tire sales and service center and just half a block from the Jackson/Euclid Trax station, the project has finished its environmental remediation, necessitated by its previous life as a gas station, a representative from Shamrock told us.

The project is within walking distance of numerous amenities, including restaurants, cleaners, a grocery store, and the newly-paved Folsom Trail...

...The parcel, .489 acres at the SE corner of North Temple and 900 W, has sat post-demolition for nearly six months while undergoing environmental cleanup.

Developers note that they will be removing 15,000 sf of surface parking from the area. This helped their TSA score, which to their estimation, arrives at 212, well above the city’s threshold of 125.

The developer committed to “providing transit passes to all of our residents,” which also scores development points with the city. The passes must be provided for a minimum of three years, according to zoning code.

The project’s ground floor includes a private fitness center and coffee lounge, as well as retail space of 1745 sf on North Temple. In renderings, the 900 West frontage appears less friendly from the sidewalk.

Central Metro - L.D.S. Taylorsville Temple Evokes Pioneer Era


The Taylorsville Utah Temple will be a three-story building of approximately 70,000 square feet with a central spire. Two-level parking is planned for the site, providing both surface and underground parking spaces.

Latest August/September Updates


Scaffolding has been coming down from the north end of the Taylorsville Utah Temple, providing an unobstructed view of the exquisite Italian stone cladding being installed. Cladding started on the north end and is well underway on the east (rear) side. Progress is also being made on the hardscape including walkways, stairs, and surface parking. Shingles have been attached to the pitched roof.

The Ruth and Nathan Hale Center Theater - Pleasant Grove - Under Construction

Ground was broken late 2022, and plans are to open our 2024 Season in the new theater. We could not be more excited!

...We can’t wait to tell you more about “The Ruth” and how we designed its interior. The new theater will feature two stages. The main proscenium thrust theater will seat approximately 670 patrons and have the option of being a complete theater in the round. The second smaller flex theater will have configurable seating options, allowing for ultimate creativity. It will seat around 250, depending on the configuration.

Of course, plenty of restrooms and more legroom are very important, and have been designed into the space, but the greatest attention has gone to keeping an intimate feel to the larger space. It is essential that we keep the feel of the theater as intimate as possible, to retain the charm that patrons have come to love, albeit in a more comfortable space.

The theater facility will completely house the Hale Academy for the Performing Arts, which is the education division of the Hale Foundation. The Education Wing will house multiple classrooms and vocal studios, as well as a dedicated Recital Hall for students to showcase what they have learned. Youth productions will be presented in the smaller flex space theater.

A large event space as well as an intimate VIP lounge will give opportunities to businesses and groups to have pre-show dinners right at the theater.

A special thanks to Joe Smith and Team at Method Studio for their hard work on the conceptual plans and renderings.

Southern Metro - New Harris Fine Arts Center - B.Y.U. Provo Campus - Under Construction

Demolition of the old Harris Fine Arts Building in order to make way for the new Fine Arts Center is well underway. The new arts building will house offices for the college — as well as for the departments of art, design, and theater and media arts, according to a BYU news release.

The building will also host academic spaces, galleries, performance spaces, media viewing rooms, a cinema and a production studio. The other current occupant of the HFAC — the School of Music — has moved to the new music building.

“The arts and music programs are beacons of excellence for the university,” said Shane Reese, BYU academic vice president, in the release. “We look forward to these two new beautiful buildings, which will accentuate the amazing talents of our students, faculty and staff who work in that college.”

The arts building will house a large collaborative hub for department of design students as well as multiple art and design galleries. There will also be a combination lobby and student gathering space.

A six-station lactation room will accommodate students and their families as well as patrons.

“The new building will create proximity and more opportunities for collaboration and student mentoring,” said Ed Adams, dean of the College of Fine Arts and Communications. “Our faculty and staff are now spread over five floors and are located at the far ends of the Harris Fine Arts Center from each other.”

The project is expected to be completed toward the end of 2025.

Big D Construction has been selected as the general contractor for the project, with HKS Architects as the architecture firm.

The college will temporarily occupy the former Provo High School, located on University Avenue, while the new arts building is being constructed.

The HFAC was dedicated in 1965 and houses four of the college’s six academic units. The newly completed School of Music, which also used the building has moved into the new music building upon its completion at the end of 2022.

Southern Metro - New City Hall - Upcoming Construction, Spring - Orem

Method Studio, the architects on the project, held VR presentations recently for council members interested in having the experience, while others watched a form of 3D imaging of the building on the large council room screen.

Layton Construction is the contractor for the new building, which will be basically in the same location as the current building.

While the building is expected to be in various brown and cream tones with rocks, bricks, glass, and steel, and a large, modern outdoor clock, the exterior landscaping will feature indigenous plants and grasses with all four sides of the building being lined with trees.

“A nice touch is the trees and (the grouping) gives a nod to our orchards,” said Brenn Bybee, acting city manager.

The building will be three stories with parking on the east side from part of the south end to the north.

There are two third-floor balconies, one to the mayor’s office and another on the east side for various uses. That balcony could be closed in if extra rooms are ever needed, according to Smith.

The main entrances will be on the north and south of the building with an open and modern-looking lobby. The north end will feature an outdoor plaza with a canopy and an eating and visiting area between the City Hall and library hall.

According to Method, the building will be about 74,000 square feet. They are hoping for a groundbreaking in March and it will take about 26 months to complete.

Because of supply chain concerns, Layton has already started ordering materials so they will be ready in the spring.

The budget for the building is about $28 million and both Method and Layton believe they will be able to stay within that budget. The current budget is already set and will not need a bond to build.

“We are getting a big bang for our buck,” Bybee said.

An extra 1,000 square feet has been added on from the original plans, according to Smith.

The council chambers will hold 270 spectators but can be divided for a smaller room. There is a council room, conference room, and training room, which can turn into the emergency center if needed.

“This all looks great. It’s exciting,” said Councilman Terry Peterson.

Method and Layton will be back one more time for the final write-off on the building so they can begin soon after. In the meantime, they are hoping the weather will cooperate so they can stay on schedule.


...The new building will be about 70,000 square feet, compared to the current city hall, which is about 48,000 square feet. According to Jamie Davidson, city manager, the current city hall is not a good use of space.

“The new one will be far more efficient,” Davidson said, adding that it is being built for growth and use in the decades to come as needed.

The ground floor of the west wing will house the city council, a community meeting room, the finance department, information technology, fitness and public services including the 311 center.

The two wings of the building are connected by an atrium style lobby that opens to the third floor. Visually, you can see through the building from south to north.

The second floor would house the fire department administration offices, emergency operations (which is currently in the public safety building) and development services.

The third floor would include the mayor and administration offices, human resources, city attorneys, the recorder’s office and code enforcement....
